AIR Brings Sustainability into the Lease Discussion
The LABBC has recently collaborated with the Green Lease Leaders Program to recognize the AIR Commercial Real Estate Association (AIR) for their leadership in integrating energy efficiency into their lease and sale templates.

The LABBC has also been partnering with AIR to host events and webinars to educate AIR members – mainly brokers, real estate owners, and real estate professionals, on energy efficiency in the commercial real estate sector. 

After California's energy benchmarking law, AB 1103, went into effect in January, AIR responded by creating sample energy disclosure lease and sale addenda (PDF) and began educating its members on these new tools.

ENERGY STAR TO CERTIFY MULTIFAMILY PROPERTIES
On August 6, ENERGY STAR launched a 1-100 ENERGY STAR scoring system for multifamily buildings. Users can now enter the data they need in Portfolio Manager in preparation for September 16, when the program will become available. Owners can then certify eligible properties and participate in EPA’s November recognition ceremony, where ENERGY STAR will issue a national press release on the first multifamily properties to earn certification.  
RENOVATION OF EMPIRE STATE BUILDING SPURS ENERGY RETROFITS
Since launching its deep energy retrofit in 2009, the Empire State Building has become an iconic example of the practicality and feasibility of energy savings projects. 

The Empire State Building added 
eight energy saving measures, which will save over 38 percent of their energy use and boasts a  three-year payback.

LABBC Introduces New Water Toolkit
Beginning this summer, the Los Angeles Better Buildings Challenge (LABBC) will offer a Water Efficiency Toolkit (WET) aimed at providing its Partners with information about water efficiency technologies, incentives and rebates available in the Los Angeles region, and project financing options. Using a transparent project development model, WET is designed to deliver “investment-grade” projects that meet LABBC Partners’ financial and water-efficiency goals while shortening the procurement process and reducing performance risk.

This innovative new platform will allow building owners and property managers to realize substantial monetary and water savings. The goal of WET is to provide clients with information about potential project, financing, and rebate opportunities – the LABBC will conduct a diagnostic property walkthrough, free of charge, in order to determine the most cost-effective and efficient strategies to generate water savings. 

By connecting these owners and managers with technology and financing partners and aiding them throughout the implementation process, the LABBC hopes to effectuate sustainable water projects in Los Angeles buildings. Learn more.
New Partner: Metro Medical Mall
The LABBC is proud to announce that Metro Medical Mall has enrolled two of their properties in the Challenge. The first, located at 2010 Wilshire Boulevard (pictured left), is a 10-story medical office building; the other, located at 1930 Wilshire Boulevard (pictured right), is 14-stories and includes both office and medical spaces. Their participation will add a combined 203,953 sq/ft to the Challenge. 

The buildings have been pre-qualified for PACE project financing, and are considering retrofits to their HVAC and lighting systems. 
Both buildings are also receiving Level 2 audits, provided by the LADWP EETAP program, to determine additional upgrades. 

The Metro Medical Mall hopes to begin implementation for energy efficiency projects within the next three to 12 months. The LABBC will provide third party technical review, advise and assistance throughout the process, and aid in the Sustainable Real Estate Solutions (SRS) underwriting platform.

"Savings By Design: A Whole-Building Approach to Innovative Energy Efficiency Design"
Savings By Design is a statewide energy efficiency program intended to encourage high performance, sustainable, design and construction of non-residential buildings. Savings by Design offers both whole-building and system-specific approaches to sustainable design, including Design Assistance, Owner Incentives, Design Team Incentives, and Energy Design Resources. 

Savings By Design's engineering specialists will join the webinar to discuss the implications of Title 24 and to help answer field technical questions.

BOMA Sustainability Seminar
The LABBC presented at BOMA/GLA's annual Sustainability Seminar, which this year focused on assessing the value of sustainable efforts, provided a tenant perspective on green space, and the examined the effect of drought on buildings in the Los Angeles area. Managers, consultants, and vendors shared trending best practices and methods owners can use to drive costs down and bring value to investors and tenants.
