Do you know about Down Payment Assistance programs?

Hi Friend,
     Having a down payment for the purchase of your home represents your investment in the property and insures equity when you move in. A larger down payments translates  into being a safer co-borrower for the lender. The traditional required amounts for down payment are 5% for conventional loans and 3.5% for FHA loans. However, many Down Payment Assistance (DPA) programs are available for buyers in the Denver Metro Area to assistant with the down payment and/or the closing costs associated with the loan. Some programs offer low interest loans while others are gifted. Some of the programs can be combined so both the down payment and closing costs are covered!
   One thing is for sure. All come with additional strings attached which may include limitations such as being a first time home buyer (not owning a home in the last three years) and having a household income at or below a certain median income level. It may mean an additional inspection review or more than likely taking a home buyer education course. In all cases it does mean more paperwork. The lender should be the lead on explaining what programs they can work with and how to go about applying.

Be Present in Life

Start your brainstorming with problems that you are personally invested in. Building a business is hard as hell and takes the kind of relentless dedication that comes from personal passion.

The next big question is "How?" Great ideas and innovations come from executing on your idea in a different way than everybody else is attacking it, if they're attacking it at all. A great way to do this is to look outside of your industry to see how others are solving problems. Approaches that they think are routine might be out of the ordinary for you-and inspire great ideas.

Also, most businesspeople tend to ignore our creative side until we really need it. Making sure that your life has a balance of the arts is a great way to stay engaged creatively.

This last tip will seem insanely obvious. However, in the world we live in, it's easier said than done: Simply be present in life.

I'm sure you can relate to how overconnected we all are. Something as simple as having a cup of coffee becomes a juggling act of replying to emails and managing schedules. It's easy to miss a potential piece to your innovation puzzle when it's right under your nose if you aren't there.

I am getting married!

Did I ever mention I wasn't married. Well, that's about to change here real soon. I am marrying my girlfriend of two years but who I've known since junior high. We really didn't know each other well in school. Somehow she ended up being my date for our sophomore prom. I did run into her over the years when I visited my parents for the holidays. We will be enjoying our ceremony in our home town in South Texas along with our family and old school friends. Now you know :)
 

Chaffee Park (Denver)

  In this Won't You Be My Neighbor? edition, we look at Chaffee Park (see map above). Below is all sales activity for the last 180 days. 16 homes are available for sale with an average asking price of $302,000. 13 homes are under contract on properties with an average asking price of $267,000 and 42 homes sold with the average sold price of $223,000.
