Warm Greetings!
Technically it's still summer for another month or so, but around my house it's feeling like fall. When school is in session the outlook on everything changes. We had a busy, but great summer and I still hope to check a few of those summer "things to do" off of my list. It all happens so fast! I hope your summer was memorable as well.

As always, I wanted to send to you a quick message to keep you up-to-date with the local real estate market. I have had a very good and busy year so far. The spring was especially busy throughout our area. Multiple offers, low negotiation, low inventory and rising prices were the theme throughout the spring months. There has been a noticeable slowing in the market since mid-July. But the market fundamentals are still strong and I expect good activity throughout the fall.

Below are a few recent blog posts that I have written for my website .  My goal is to keep you informed about the local real estate market so that when it is time to buy or sell, you know what is going on.

Kristy's Rule of Home Ownership
As a Realtor, I see many houses each week. Each house is different but all houses have one thing in common. At one point they were brand new and shiny. The pride of the new home owners. But time moves on and what was once new isn’t the latest and greatest any more. Home ownership is a process, it isn’t a one time deal. In order to get the most out of your investment you need to keep up on it and improve it and this is most easily done incrementally.

I go out to look at houses and find that many original owners liked their choices of carpet, counter tops and wallpaper so much that they haven’t changed them for 20 or 30 years. Many times these houses are well maintained but they are not updated.  To the owner it’s fine. To a prospective buyer it’s a fixer upper!

Before and After
Our House Got A Makeover

 
In conjunction with the recent blog post about upgrading your home on a consistent basis, I wanted to share with you our home project in the style of a Dwell Magazine article or an HGTV remodel show.

My house was built in 1980. It always had some modern elements but it never popped. When we purchased it eight years ago the curb appeal was something to look past and maybe do something about. This was the year to do something about it.

The original vertical cedar siding had warped on the south and west sides to the point where caulk wasn’t doing the job anymore. At a minimum we needed to replace the siding and repaint. But the nagging problem with the curb appeal caught my attention and we decided to change the look of the house.   See more

Boulder County Real Estate Statistics July 2014
 
Through July, sales of residential real estate in Boulder County is down roughly 5% from a year ago but it’s the second best year since 2007. The recovery is holding.  For the month of July the numbers reflected this larger trend, down 4.5% from July 2013 but higher than any other July dating back to 2005. 

With low inventory and very little negotiation off of list prices, it has definitely been a seller's market this year.  While it’s hard to measure price changes on a monthly basis (due to changes in the mix of sales) prices are definitely heading up.  Click here to see the slides
