Selling Your Home: 3 Must-Knows Before You List



Hi Friend,

Sometimes the hardest part of selling a home is making the decision to sell it. Our homes give us roots, provide sanctuary, house memories and, hopefully, give us some financial security. It's a huge decision to sell a home.

Once made, however, additional decisions will come fast and furious, so take some time now, before the frenzy, to understand three salient points about the successful sale of a home in today's real estate marketplace.

 What is Market Value?

One of the most challenging aspects of selling a home is determining the list price. Many homeowners will go online to find homes nearby that are for sale and base their price assumption on those that are most similar.

The list price of a home, however, is a fantasy. It represents an amount of money the seller thinks, or hopes the home will bring. Until the home sells, he may be right or he may be wrong.

Buyers set market value for homes. What a knowledgeable, willing, and unpressured buyer pays for a home is the home's true market value. Therefore, when pricing a home for the market, one must always look at the sold prices of similar homes nearby.

This is the method both real estate agents and appraisers use when determining a home's market value.

Have a Conscience?

  The State of Colorado Attorney General's office has brought about a 37-count indictment against the family-owners of Worldwide Realty and its group of associated businesses.  According to the press release, the family is accused of manipulating “straw buyers” to buy and sell properties destined for foreclosure. 
  Hmmmm... Call the rest of this section a rant. Apparently, there is no shortage of crooked people and gullible victims that don't know any better. Does need, desperation or greed just overtake better judgment? I think that the essence of who we are starts from the experiences we have as children.  I remember stealing football trading cards that had gum in the wrapper when my family went grocery shopping and having so much guilt in my gut that I stopped doing it on my own. But offering distressed sellers a quick out and convincing buyers to qualify for  loans with money they don't have? Some people just don't have a conscience. Now you know.

80219 (Denver)

In this Won't You Be My Neighbor? edition, we look at Denver's 80219 zip code (see map above) which includes neighborhoods such as Westwood, Valverde, Barnum, Mar Lee and Harvey East. Below is a chart that compares the median listing prices to the median sold prices for the last year. You can see the increase in both although the listing prices have been more erratic. The overall pricing ranges in the $180k - $200k range.
It is one of the most affordable areas for buying a home in the Denver Metro Area. As anything else, a lower price comes with its trade-offs.
