Fall is OFFICIALLY here. We have had a couple of cool crisp mornings, but they have warmed up into lovely 75+ degree days. Shrimp Festival was last weekend and from what we observed, it was a hit as usual. The weather couldn't have been better the entire weekend with sunny skies and nearly a 90 degree heat index on Sunday.

Home sales are off to a bit of a slow start this month, but I suspect we will see things pick up before the end of the month. (There are 59 homes currently under contract in OB/GS and I expect a good number of those will close before too long as people will want to be in their homes for the holidays)

In the "Battle of the New Buildings" Phoneix West 2 is winning so far this month with 5 properties under contract or sold. Turquoise Place is close behind at 4. We have been showing the heck out of TQP over the past few weeks and even have a NEW RENTAL in the D tower. 

PERDIDO KEY

There are 21 homes/condos under contract, pending, or sold so far this month. The average list price for those units are 418k. If you have explored Perdido Key lately, it might be worth taking a look, especially if you are planning on living there full time.  Florida has NO STATE INCOME TAX and no Death/Estate Tax. Additionally, Perdido Key has lower sales tax than Alabama and no grocery tax either!
I am now working with Pointe South in Florida. My office is located right across from Vallarta in Perdido Key. It is a fun office and I am blessed to have a bunch of energetic co-workers!
