What is a CMA?


Hi Friend,
   No two homes are identical, which is why choosing a sales price or offer price for a home can be
challenging. That’s where the comparable market analysis, or CMA, can be useful. 
What is a CMA?
The CMA is a side-by-side comparison of homes for sale and homes that have recently sold in the same neighborhood and price range. This information is further sorted by data fields such as single-family or condo, number of bedrooms, number of baths, zip codes, and many other factors. Its purpose is to show fair market value, based on what other buyers and sellers have determined through past sales, pending sales and homes recently put on the market. 
How is the CMA created?
This is where I come in. CMAs are generated by a computer program used by the real estate agent and data from the multiple listing service (MLS). The MLS is available to licensed members only, including brokers, salespeople, and appraisers, who pay dues to gain access to the service’s public and proprietary data, including tax roll information, sold transactions, and listings input by all cooperating MLS members. Listing agents generate CMAs for their sellers, and buyer’s agents create them for their buyers so both sides know what current market conditions are for the homes they’re interested in comparing.
How accurate are CMAs?
The CMA is a here-and-now snapshot of the market, based on the most recent data available, but it can instantly be rendered obsolete by a new listing, or a change of status in a home with the same criteria.
Why? The market is constantly changing – new listings, pending sales, closed sales, price reductions, and expired listings. CMAs can vary widely, depending on the knowledge and skill of the person inputting the search parameters to the software as well as the number and type of data fields that are chosen. That means some features may not be included. As informative as the CMA is, it should only be used as a tool and should not substitute for your real
estate professional’s knowledge and advice.

METRO DENVER HOME PRICES REACH NEW HIGH, BUT APPRECIATION IS SLOWING

Denver-area home prices reached another milestone in September, hitting an all-time high on a closely watched national index.

The S&P/Case-Shiller Home Price Indices, released Tuesday, showed that metro Denver prices were up 6.2 percent from September 2013 and up 0.2 percent from August.

The Case-Shiller National Index tracks the prices of single-family homes in 20 metropolitan statistical areas, including metro Denver, and compares those prices with those during the benchmark month of January 2000.

I Too Was a Fan of Chespirito

 The big news in the Spanish speaking culture is the passing of Roberto Gomes Bolaños, known worldwide as "Chespirito", a word play on "Little Shakespeare".
 
Millions for over three generations grew up enjoying the clean comedy that Chespirito brought to their homes, including mine. That was a show which brought my family to laugh together. Sketches like El Chavo del Ocho, El Chapulin Colorado,  Los Caquitos, Dr. Chapatín, Los Chifladitos will always be remembered. On November 30, tens of thousands of fans and TV viewers were able to bid farewell to Mr. Bolaños at a public funeral procession in Azteca Stadium, home of his beloved Aguilas del America.   Now you know.

Westmoorland (N. Denver)

  In this Won't You Be My Neighbor? edition, we look at Westmoorland Neighborhood in North Denver. The map above shows the outline of this neighborhood  and includes several industrial parks in unincorporated Adams County. The table below shows the details for the sold properties and their price range in the last two years. You can see the majority are int o $150-$180k range. 
Currently there is only one property active for sale under $200k. Respuesta: La investigación muestra que un aumento en el número absoluto de inmigrantes en un condado en particular en el período 2000-2010 da como resultado ganancias económicas, así como un aumento en la demanda de bienes y servicios producidos localmente, por consiguiente un aumento en el nacimiento de individuos, que se reflejan en el mercado inmobiliario.
