Is the Walk Score® important to you?

Have you even heard about this walking score? This score is now provided on every listing in Metrolist.The company Walking Score®, according to its website, "measures the walkability of any address using a patent-pending system. For each address, Walk Score analyzes hundreds of walking routes to nearby amenities. Points are awarded based on the distance to amenities in each category. Amenities within a 5 minute walk (.25 miles) are given maximum points. A decay function is used to give points to more distant amenities, with no points given after a 30 minute walk." They use other sources such as Google, Education.com, Open Street Map, the U.S. Census and Localeze as factors.
More and more data supports that people desire living in places with shorter commutes, more public transportation options and access to bike paths. This is a great tool for buyers to compare properties and for sellers to research their current homes and see if they have a high walk score. The Walk Score® website also includes the scores for walking, biking and mass transit.

Increasing Home Prices Boost Renovation Business

Increasing home prices and an improving economy are positive signs for those planning to renovate their homes. A Houzz report revealed a significant drop in the percentage of homeowners who said they are postponing renovation. Compared to a year ago, those planning to delay remodeling dropped by 8%. And only 11% said they would need to take out a line of credit to finance their home renovations. In a “select all that apply” questionnaire, 10% of those surveyed said that over the next two years, they were planning to build a custom home; 40% were planning to remodel or build an addition to their house; and 84% were planning to decorate or redecorate.
The top-five renovation projects planned in the next two years were bathroom renovation/addition (28%); kitchen renovation/addition (23%); flooring/paneling/ceiling replacement (18%); patio or landscape addition/replacement (18%) and windows/doors addition/replacement (15%).  Fun as Engineering Student
A good while back, I was a smart student in school. That got me to an early admissions college program for math and science. That got me into Kettering University in Michigan, a top engineering school. While there I joined and sort of reactivated their Society of Hispanic Professional Engineers (SHPE) college chapter. We had our meetings, speakers and local events while at school but the real fun was in the participation with the other college chapters. I went to conferences and meetings from Detroit Mercy to MSU, Purdue to Norhwestern State. I ended up running and winning a position as VP National Student Representative on the national board of directors. There, I traveled all over the country to colleges and universities as well as special events at Chicago's Navy Pier, conferences in Seattle, Houston, Philadelphia and retreats in the Sierra Nevada of California and South Miami Beach. Washington Park (East)
In this Won't You Be My Neighbor? edition, we study Washington Park East which is bordered by Downing and University Blvd from Speer Blvd. down to I-25.
The chart above shows the average price of home sold and average days on market for the last 12 months. It is interesting to see that the sales price was at its high point one year ago and it has come down almost $200,000. Also the average days on market has significantly increased. This can be an effect of the higher end homes moving at a lower pace and less of them tilting the average to the almost 100 days on market. I would expect that homes closer to the $600,000 price point would be selling in the 30 to 40 day range. Whether you are looking at selling or are looking to buy, you now have a better idea of what has happened in this part of Commerce City. Contact me to discuss your options if you are doing either.
