LABBC in Action
Hollywood Hotel Walkthrough 
 
LABBC performed a site walkthrough at Hollywood Hotel in May to kick off the Partner's enrollment in the Challenge. In addition to spending some time getting to know ownership and reviewing their goals for the project, which include the new Green Lodging and potentially LEED certifications, the team discussed the effectiveness of new technologies in lighting and lighting controls, new parking lot lighting, and chillers.

Westin Bonaventure Fire Pump Pilot Project
 
LABBC is working with the Westin Bonaventure and Grundfos to implement a pilot project for new fire pumps with wireless, real-time connectivity. The pumps are scheduled to be installed in mid-July and will help provide valuable insight into a critical fire safety system that is seldom considered in the market today. The project should reduce insurance costs, improve building safety, and provide valuable data to help fire departments prevent emergencies.

PACE Financing Gaining Traction—Secondary Market Emerges
PACE financing is gaining traction around the country, as programs crop up in new markets and existing programs see application volumes spike.  Two significant securitizations of PACE loans in California and Connecticut were executed this spring, and a secondary market is beginning to emerge for this new class of assets. 
 
Locally, the Universal Hilton underwent a $7 million upgrade using PACE, which the hotel expects will lead to annual energy savings of $800,000 in addition to reducing their water use by more than 2.8 million gallons.

The National PACE Landscape:

- Over $75 million in PACE financing extended to over 250 commercial property owners

- More than $250 million in applications from commercial property owners

- PACE is available in over 500 municipalities nationwide
 
New legislative efforts intended to facilitate PACE programs are underway in Arizona, Indiana, Kentucky, Massachusetts, New Hampshire, Pennsylvania, and West Virginia.

LABBC Welcomes New Partners:
LAFRA Headquarters & The Reef

Los Angeles Firemen's Relief Association Headquarters


 

The LABBC is proud to announce that the Los Angeles Firemen's Relief Association (LAFRA) recently enrolled their newly purchased headquarters, located at 7470 N. Figueroa St. LAFRA, a non-profit organization founded on the mission of “firefighters helping firefighters” that offers programs and assistance for firefighters and their families, is currently developing design plans for the renovation of this 3-story office building, which include major energy and water efficiency upgrades. Specifically, the project scope includes upgrades such as LED lighting, occupancy sensors, variable speed drives, efficient elevators, and water-saving faucets and toilets. The Partner anticipates that construction will start in September.
 

The Reef: A Creative Habitat


 

The LABBC is excited to announce the enrollment of The Reef, a community space for artists, innovators, and retailers to share their creative work. The Reef consists of LA Mart (showrooms for trade and sales projects), Maker City LA (a collective workspace for creators), and the Magic Box (a public exhibition venue); a total of over 860,000ft2 to add to the Challenge.  

Self-described as “a place where the social norm is collaboration, education, sharing, mentoring, experimentation and generosity,” The Reef shares the LABBC’s commitments to both environmental and financial sustainability. Over the next five years, our new partner hopes to retrofit their lighting, HVAC, and elevator systems in order to reduce their energy use. The Reef also plans to implement water conservation measures and organize an on-site Green Team to help achieve their energy efficiency goals. In June, the LABBC will do a walkthrough of the building â€” originally constructed in 1958 â€” to better determine the best strategy for the asset and begin to assemble viable projects for The Reef.

LABBC in the Community

LABBC's Healthcare, Energy and Environmental Sustainability Conference, co-hosted by Kaiser Permanente and Goodwill Southern California, featured a variety of speakers, case studies and interactive panels discussing contemporary water, waste and energy reduction techniques. Matt Petersen, Los Angeles Chief Sustainability Officer, joined LABBC to highlight his goals for creating a more equitable, economical, and environmentally city. Petersen addressed the ways in which healthcare providers, in particular, had the potential to help Los Angeles achieve these goals, and encouraged attendees to take advantage of the savings options available to them. An audience of over 100 leaders from the healthcare and green innovation industries participated in the discussion. Read more here.

The LABBC attended the 4th Annual Evolution of Downtown LA,  an event put on by real estate publication BisNow, as a guest of the South Park BID. As people continue flooding into a resurgent Downtown LA, developers are pushing to meet the demand. Converted existing buildings and new office buildings, high-end condos, restaurants, and retail spaces continue to come online throughout the Downtown LA market — LABBC believes it is important to have a conversation about the energy impacts and opportunities associated with these developments.

The LABBC attended the inaugural LA 2030 District Stakeholder Meeting, which discussed the District's goals of reducing roughly 50% energy, water, and transportation-related CO2 emissions by 2030. The LABBC will be advising and helping the District, which encompasses the Central Business District of Downtown LA, to achieve this goal.
