Important Changes to LADWP Lighting, Chiller, and Custom Rebates
In accordance with the changes to Title 24 going in to effect July 1, LADWP is changing its Lighting, Chiller, and Custom rebate programs (CLEO, CEP, CPP) from a $/unit rebate to a calculated savings model. If you or your clients are planning projects that fall under these programs, apply by August 1 to avoid being required to submit an energy model.
Case Study: AquaRecycle at the Bonaventure
Early this year, the Westin Bonaventure Hotel & Suites partnered with AquaRecycle Technologies to improve energy and water efficiency in the hotel’s laundry facilities. The installation of a 125 GMP ECO Laundry Wash Water Recycling System, designed to reduce the Bonaventure’s non-rinse, reusable fresh water usage by 75%, is expected to save the Hotel more than $94,000 annually.

AquaRecycle estimates a one-year payback for the system, which allows the Bonaventure to qualify for rebates from LADWP, MWD, and So Cal Gas. At the Bonaventure, AquaRecycle expects a 78% return on the investment; as the price of water and energy increases in Los Angeles, savings will continue to rise.

In terms of sustainability, the project is expected to save 900,000 gallons of water per year, reduce the quantity of waste-water entering the Los Angeles environment, and reduce annual CO2 emissions by more than 25 metric tons. AquaRecycle remains the leading manufacturer in Laundry Wash Water Recycling Systems and, along with their commitment to efficiency at the Bonaventure, has successfully implemented systems at Starwood, Marriott International, Hilton Worldwide, Hyatt Hotels and Intercontinental Hotel Group.

LABBC in Action: Walkthrough at The Reef
On Thursday, June 19th, the LABBC did the initial site walk of our new partner, The REEF. During this walkthrough, the LABBC team visited not only the subterranean equipment rooms of the building, but also the roof (pictured) which provides amazing vistas of Downtown LA. Of particular focus on the site walk were energy-efficient lighting that would provide high-quality light output for the showroom spaces, the chiller system, the current system design for outside air intake and HVAC on each individual floor, and the cooling tower water treatment system. The LABBC looks forward to working the team at The REEF, formerly the LA Mart, to not only increase the sustainability of the project, but also to provide a modernized space that will attract additional creative office tenants.
AMP/TEP Updates
The LABBC has been working to make the goal of achieving 20% by 2020 even easier for our Partners and their tenants. Learn more about our Accelerated Modernization Platform
(AMP) and Tenant Engagement Platform (TEP).

New Partners
LA Convention Center
Address: 1201 S. Figueroa
Square Footage: 2.35 million
Property Type: Convention Center
Projects:
Through the LABBC, the LA Convention Center  intends to reduce their overall energy consumption by retrofitting their plumbing, lighting, and HVAC systems. Prior to their partnership, the LA Convention Center has already made substantial strides in energy efficiency and environmental responsibility. As a result of extensive waste, energy, and emissions-reducing measures, the building has earned a LEED-EB Gold Certification and has been named as both an EPA Green Power Partner and member of the EPA's WasteWise program.

Westin Bonaventure Hotel & Suites
Address: 1201 S. Figueroa
Square Footage: 1.5 million
Property Type: Hotel
Projects:
As part of a larger “sustainable tourism” movement, the team at the Bonaventure plans to reduce the building’s water use 20% and fuel use 30% by 2020. The LABBC has already been working with the Bonaventure to implement these changes — a project to renovate the hotel’s laundry facilities using AquaRecycle Technology is expected to save nearly 900,000 gallons per year with a one-year payback (read more in "Case Study: AquaRecycle at The Bonaventure," left). The Bonaventure has also already reduced its carbon footprint via a comprehensive recycling and composting program, an environmentally-friendly purchasing policy, energy-efficient lighting and electric equipment, and water-conserving fixtures and linen reuse programs.

Vitus Group & Affordable Housing Access

Vitus Group, the owner/developer of the property, and their partner, Affordable Housing Access, recently acquired the property and are planning a major renovation of the common area and 156 residential units. The renovation, which includes energy and water efficiency upgrades and rooftop solar PV, is expected to be completed by December 2014. Manhattan Place is also involved in an affordable housing preservation deal wherein the new buyer agrees to preserve and maintain the property as senior affordable housing for 55 years. The LABBC, in conjunction with the utilities providers, will be assisting Vitus Group in benchmarking the building and providing rebate and incentive support on their planned rehab project.

Along with additional plans for expansion, the team at PST is investigating installing energy efficient lighting, HVAC upgrades, a monitoring and control system, and the installation of solar system and micro grid at their property, which consists of a steel terminal, two transit sheds, and a management office. They are currently working with the LABBC to determine financing options that best meet their solar, equipment, and energy efficiency project goals.
Upcoming Webinars
July 23, 2014
Our July Webinar will focus on energy efficiency, water conservation, and sustainability in the healthcare sector. This webinar will act as a follow-up to LABBC's Healthcare, Energy, and Environmental Sustainability Conference, co-hosted by Kaiser Permanente.

Our call will feature a panel of experts addressing
the ways in which improving the energy efficiency and sustainability of a healthcare facility can improve the health of the patients and staff who use that facility, as well as highlight targeted projects that healthcare facilities can implement to reduce their energy and water use. This panel will discuss real-world case studies and provide insight on effective strategies for improving the sustainability of healthcare facilities, medical office buildings, and hospitals. LABBC in the Community
June 30, 2014
2nd Annual Building Technology Showcase
The LABBC was proud to feature Los Angeles' newest and most effective energy efficiency technologies at our 2nd Annual Building Technology Showcase. Hosted at the California Endowment, 22 of LABBC's Technology Partners participated in three-minute Fast Pitch sessions that provided details about average savings, ROIs, and rebates, as well as highlighting successful case studies. Before and after the presentations, attendees had the opportunity to visit the organizations' display tables and learn more about each technology, understand how the various systems function, and discuss the first steps toward implementation. View photos from the event.
Gold Sponsors
The City of Los Angeles has set a goal to achieve 20% energy savings by 2020 across 30 million square feet of existing buildings as part of the Better Buildings Challenge, a national leadership initiative from the Department of Energy, which calls on public and private sector leaders to demonstrate the benefits of modernizing America’s existing buildings.
