The 36-Month Perspective
Hi Friend,
One of the best visuals I show when I teach the first time home buyer classes is that of the Metrolist Single Family Housing 36-Month Perspective shown above. This chart shows stats for the number of homes for sale, number sold and the average sales price for the last three years. You can find this chart by going to www.recolorado.com>Resources>Housing News.
You can see clearly how the inventory has significantly decreased from about 18,000 units in April of 2011 to about 7,500 in March 2011. Other than the record year for sales in 2013, the number of homes sold have relatively remained the same.
The average price sold has increased significantly from about $250k three years ago to about $311k just last month. By looking at the seasonal cycles in sales, you can expect the average sales prices to increase a bit more before dipping back down in the fall.
By looking at this historical information you can see the trends in prices and inventory and assist you in your buying or seller goals. Make sure to contact me if you have specific questions regarding the real estate market.

Urban real estate investing is back with a new name, look
-Pensions & Investments
Urban investing — real estate investments made in densely populated, ethnically diverse communities — is making a comeback, but under new names such as impact, millennial or hipster investing. While many of the urban strategies of the past concentrated on apartments — specifically low- to middle-income housing — the latest version involves downtown properties near public transportation, as well as health clinics, senior housing and schools in underserved communities.

Cinco de Mayo Fun
As planned, Vida Real Properties shared a booth with Prospect Mortgage at the Cinco de Mayo celebration at Civic Park. We had had the opportunity to talk with people all weekend and give away some great prizes. The top giveaway was a new charcoal grill that went to John Diaz of Denver.
The weather cooperated, music was all over the place and we even had a chance to check out some of the attractions, including the Chihuahua races and some amateur boxing. Now you know!

Arvada (80003)
In this Won't You Be My Neighbor? edition, we look at 80003 zip code (see map above) using Vida Real Properties' Market Insider. Below are the active properties for sale. There are some condos and townhomes but the majority of homes are single family residences. The 26 total units for sale have a median sales price of $237,620. The lowest price single family unit is a small 3/2 home at 5886 Secrest Drive listed at $191k while the most expensive is a spec build on 8244 Ward Lane listed for just under $740k.
The median number of days active properties have been listed is 29 which is just under the Denver Metro Area average. Median household income in 80003 is $60,736 with 518 households earning between $35,000 to $40,000 annually. 18.15% of the people have completed a bachelors degree as their highest education level.
