The Low on Home Warranties


Hi Friend,
  
   When buying a home, you will have lots of information about the house: the age, property description, history of transactions, filed insurance claims, market value. You will also be comforted in that you will have title insurance and hazard insurance. What about the condition of the house? As a buyer you will want to have a property inspection done, but does it tell the whole story? There will be indicators of potential issues in the report that you will be able to address with the seller. What about such situations:
  1. The water heater works fine but is 14 years old. The inspector will recommend installing a new one.
  2. The home is from the 1940's. The sewer line video scope shows no damage but who knows how long it will last.
  3. The appliances are included in the sale. There is no paperwork on them. You are afraid they will break down and are suspicious why the seller is leaving them behind.

    A home warranty can cover those grey areas that you are not 100% sure about give you ease of mind. We can have the seller include a one-year home warranty in lieu of replacing the items. This could be deal saver. Not all home warranties are the same. Most won't cover exterior items and utility lines, including sewer lines. But some will! In 2015, Vida Real Properties will credit new buyers clients with a one-year home warranty. Ask about it!!!

We call HUD the Department of Opportunity because its mission to both provide housing assistance and revitalize communities by laying a strong foundation for millions of Americans to achieve their dreams. In the past year, the Department has made significant strides on critical Obama Administration priorities while bringing renewed focus on HUD as a smarter, more efficient agency that focuses on enhancing opportunity for hard-working Americans.

As we enter the New Year, I'm happy to report that HUD achieved notable progress in 2014 on a number of priority issues, including:

  • A 33 percent reduction in veteran homelessness since 2010, according to the national point in time survey conducted by HUD, VA, and the U.S. Interagency Council on Homelessness (USICH). This includes a 43 percent drop in the number of veterans sleeping on the street nationally, and the effective end of chronic veteran homelessness in Phoenix and Salt Lake City.

What is RGV?
 
RGV is short for the Rio Grande Valley and is a four-county area in South Texas where I spend the winter holidays. It's where I grew up, went to school and my parents still live. It's a place full of ironies, time moves a little slower and people have no problem at making fun of themselves. There are palm trees all around, the beach just over an hour's drive and the Mexican border just a few minutes away.
Spanglish is the official street language, yet it in school, "no Spanish in the hallways" is what teenagers hear most. Small town sheriff's and judges exercise as much of the power their position brings, many times beyond the legal limits. People BBQ every weekend, blast the stereo to corridos and cumbias and neighbors usually dont' call the cops. Friday night football games, the valley flea market and big box stores are always full with Mexican shoppers. That's RGV.  Now you know.

Western Hills (N. Denver)

  In this Won't You Be My Neighbor? edition, we look at the Western Hills Neighborhood in North Denver. The map above shows the outline of this neighborhood and belongs to Adams County. The table below shows transaction activity for the last six (6) months. The table shows you the severe drop in activity. As of December 26th, there is only one active property for sale.
Solds show an average sales price of $182,816 and an average of 3.3 bedrooms and 1.7 baths. The properties under contract are on average over $16,000 lower than those sold. We tend to see this pattern during winter months.  Property taxes are relatively low in this area with typical annual taxes from $700 to $1000 for homes in the 1000 sq. ft size range. Su casa es una gran inversión. ¡Protejala!
 
Ser dueño de casa es una gran beneficio pero viene con sus responsabilidades. Dandole seguridad y mantenimiento puede ser algo de trabajo pero vale la pena mil veces más.
Aparte de vivir con mas preparacion, estas practicas de seguridad de casa pueden ahorrarle en su poliza de seguro.
1. Ponga alarma de casa. Hoy en dia, compañias le dan muchas opciones como incluir reviso por remoto de video camaras y control de calefacción.
2. Recuerde poner extinguidores en su cochera, cocina  y sótanos.
3. Cambie las baterías de alarmas de incendio cada año.
 
El mantenimiento preventivo le ayuda a vivir mas comodo y ayuda a que los sistemas le dure mas tiempo.
1. Limpie los canales de desagüe.
2. Remplace los filtros de la calefacción  cada tres meses.
3. Hay que utilizar las extensiones en los canales de desagüe para evitar danos en el cimiento de la casa.
 

¿Hay algo mas que puede hacer? Por ejemplo, cheque los electrodomesticos, no deje que desperdicios entren al sink de la cocina, desconjele el refrigerador y siempre hay mas que hacer.. investigue, pregunte y hagalo.
