2016 Mid-Year Top-Tier Report For Canada's Major Metropolitan Centres


Sotheby’s International Realty Canada's recently released 2016 Mid-Year Top-Tier Report for Canada's major metropolitan centres has been featured in major media across the country, including Business News Network (BNN), Globe & Mail, Financial Post and Toronto Star. The release was spotlighted in over 100 print, TV and radio media outlets from coast to coast. 

The GTA (Durham, Halton, Peel, Toronto and York) and Vancouver continued to lead Canada’s $1 million-plus real estate market as a whole, as robust market fundamentals buoyed year-over-year luxury real estate sales over $4 million. While sales over $1 million soared across the GTA region and the number of units sold over $1 million in the city of Toronto exceeded that within the city of Vancouver, it was Vancouver that saw the greatest year-over-year percentage gains in sales volume over $4 million relative to the city of Toronto proper. Montreal’s top-tier real estate market remained balanced and increased sales activity in late spring in Calgary resulted in a modest uptick.

“Demand for luxury real estate in Toronto and Vancouver remains unrelenting, far outstripping supply in the higher price spectrums of the market,” says Brad Henderson, President and CEO of Sotheby’s International Realty Canada. “There are signs that lack of inventory is causing gridlock in the market for homes closer to $1 million, now the typical price for a conventional, detached home in both markets. The options for real estate consumers are slim, and this is beginning to reflect in market activity.”

According to Henderson, sales gains in the market for real estate over $1 million are expected to continue through the remainder of 2016 across the GTA and Vancouver, with further increases projected in the $4 million-plus segment as local and international demand continues to reinforce both markets’ position as global real estate market leaders. With sustained political stability forecasted, Montreal’s high-end real estate market is expected to remain balanced into the summer and fall, while anticipated price declines are expected to increase activity in Calgary’s top-tier real estate market in fall 2016

10 Ways to Create an Outdoor Living Room

If you live for the summer months, don't spend this special time trapped inside four walls, make a break for the outdoors. Carve out a living space in your backyard. You'll save on your air conditioning bills, and all that outdoor grilling will keep the cooking smells out of your carpeting and upholstery. No one expects perfection in alfresco dining either, so you can forget about the napkin rings and embroidered tablecloths -- thank heavens. What could be better than fresh air, comfortable surroundings, family, friends and the glories of nature (well, at least a few potted plants and some curious robins)?

Before you relocate your favorite chair to the deck, patio or porch, let's take a look at a few ways you can make outdoor living more convenient and fun. If you want this venture to last until Labor Day, good planning is important.

Placing your outdoor living room next to a detached garage may seem like a good idea when the location is near a nice shade tree or pool, but there are definite advantages to placing your outdoor living room adjacent to (or at least close to) your house. Service friendly areas of your home are more accessible that way. Getting iced tea from the kitchen or toting kabobs to the grill will be easier, and if you don't have an outdoor entertainment center, accessing your sound system will be a volume adjustment and not a major relocation job. Schlepping back and forth to use the bathroom or get a sweater (or a towel, or the bug spray or the sun screen) can get old fast, so keep the distance to your usual winter haunts as short as possible.

We know they call it the great outdoors, but designing a super-sized space for your outdoor room may not be the best way to go. A large area and the absence of walls can be refreshing, but it can also make you feel exposed. The space can seem impersonal. Outdoor room plans that have at least one solid (or semi-solid) wall help anchor the space and make it feel more substantial. A room size that roughly mirrors the size of your indoor living room will be big enough for your family but small enough to feel intimate and inviting.

Home buyers remain active across Metro
VANCOUVER, BC – July 5th, 2016

Home buyers continue to compete for homes listed for sale across the Metro Vancouver housing market.

Residential property sales in the region totalled 4,400 in June 2016, an increase of 0.6% from the 4,375 sales recorded in June 2015 and a decrease of 7.7 per cent compared to May 2016 when 4,769 homes sold.

Last month’s sales were 28.1 per cent above the 10-year sales average for the month and rank as the highest selling June on record. "While we're starting to see more properties coming onto the market in recent months, the imbalance between supply and demand continues to influence market conditions," Dan Morrison REBGV president said.

New listings for detached, attached and apartment properties in Metro Vancouver totaled 5,875 in June 2016. This represents an increase of 1.2 per cent compared to the 5,803 units listed in June 2015 and a 6.6 per cent decrease compared to May 2016 when 6,289 properties were listed.  "Since March, we’ve seen more homes listed for sale in our market than in any other four-month period this decade,” Morrison said.

The total number of properties currently listed for sale on the MLS® system in Metro Vancouver is 7,812, a 35.9 per cent decline compared to June 2015 (12,181) and a 1.1% increase compared to May 2016 (7,726).

The sales-to-active listings ratio for June 2016 is 56.3 per cent. While clearly indicative of a seller’s market, this is the lowest this measure has been since February.

Generally, analysts say that downward pressure on home prices occurs when the ratio dips below the 12 per cent mark, while home prices often experience upward pressure when it reaches the 20 to 22 per cent range in a particular community for a sustained period of time.

The MLS® Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $917,800. This represents a 32.1 per cent increase compared to June
2015.

Sales of detached properties in June 2016 reached 1,562, a decrease of 18.6 per cent from the 1,920 detached sales recorded in June 2015. The benchmark price for detached properties increased 38.7 per cent from June 2015 to $1,561,500.

Sales of apartment properties reached 2,108 in June 2016, an increase of 18.8 per cent compared to the 1,774 sales in June 2015.The benchmark price of an apartment property increased 25.3 per cent from June 2015 to $501,100.

Attached property sales in June 2016 totalled 730, an increase of 7.2 per cent compared to the 681 sales in June 2015. The benchmark price of an attached unit increased 28.1 per cent from June 2015 to $656,900.
