Just a quick note to bring you up to date with the Parksville, Qualicum Beach and Nanoose Bay real estate market. According to the Vancouver Island Real Estate Board, there are 133 single family homes listed for sale in May and there were 123 SFD sales; the average sale price was $483.626 (a 22% increase over the average sale price in May 2015). There were 15 lots listed for sale and 10 lot sales in May; the average sale price was $208,940 (5% lower than the average lot sale in May 2015). As for apartment style condos, there were 27 new condo listings in May and 10 sales; the average sale price was $268,260 (a 52% increase over the average sale price in May 2015). Last but not least, there are 31 townhouse/patio homes listed for sale in May & there were 31 sales; the average sale price was $328,788 (approximately 22% higher than the average sale in May 2015).
Please remember this is simply a one month snap shot of our local real estate market (for example: some months expensive lots sell, and some months they do not, which in turn may show a dramatic increase or decrease however this is not a direct reflection of current market values). Putting a Price on Memories
You visit a garage sale on a sunny Saturday morning and find a bicycle that you think would be perfect for your child. You look at the price tag and it’s about twice as much as you would expect to pay. When you question the owner, he says, “That bike has a lot of sentimental value for me. I couldn’t let it go for less.â€
Chances are, you’ll pass on the bike. The owner sees the bike and happily remembers teaching his daughter to ride it. What you see is just a bike! You can’t buy someone else’s memories.
This scenario sometimes plays itself out in real estate. A homeowner has fond memories of his home. He may have renovated the den himself and is proud of his work. He may delight in memories of family BBQs on the deck.
That doesn’t mean the house will sell for more than its market value.
So when you put your property on the market, make sure emotions don’t get in the way of pricing it properly.
Fortunately, memories will stay with you, even without your house. You’ll be able to happily take them along to your next home.
RECIPE OF THE MONTH
Teriyaki Marinade for BBQ Salmon
1 cup soy sauce
1/4 cup sherry
2 tbsp sugar
2 cloves (minced) garlic
2 tbsp grated ginger
6-8 pieces of salmon
Combine ingredients and marinate the salmon for 30 min. - 3 hours. Preheat the BBQ, when grill is hot, place the salmon skin side down, after about 5 minutes, run your flipper between the skin and fish (skin will stay stuck to the grill) and turn the piece of fish back over onto it's skin to finish cooking (approximately another 5 minutes depending on the thickness of the salmon)
