While real estate sales have a tendency to slow during the winter months the promise of new construction in the South Loop is swelling! We started this year as being the first neighborhood to build a condo building in the city in years and we may be ending the year with the most proposals for residential develpment.

In this issue we take a look at construction new and old. We have a short article about the proposed fate of the 30 year old Thompson Center, followed by a roster of new developments and proposals for the South Loop. It's an exciting time in Chicago. It looks like our skyline might be changing dramatically!

Market Watch

Below is market data for the Loop and South Loop showing units sold in the past month and current activity. Sales slowed down quickly this summer. There was a slight uptick again in October, but as the holidays approach we are entering the slow season for real estate. However, the low inventory we tend to see in winter months is good for sellers because the buyers who are out are serious and don't have as much to choose from.

Is the Thompson Center in Trouble?

In 1985 Helmut Jahn's State of Illinois Building was built. The 17 story structure is in the heart of the city and can't be missed. As a government building Jahn's concept was a large open atrium that expands the height of the building and open office plans to promote government transparency. When one enters the building the design is striking and does pique one's curiosity of what is going on in the offices above.

While conceptually the design makes sense the building's 30 year lifespan has proven that it falls short in practice. The building is very expensive to maintain. Countless office workers who have worked in the building have complained about the inefficient heating and cooling systems and how easily noise and scents travel throughout the structure, causing distractions in the workplace. The public areas don't have much to draw a crowd, save for the DMV, the shopping is largely discount stores and the food court is lower end fast food. Plus,everywhere one looks the lack of maintenance is apparent.

Recently Governor Bruce Rauner proposed the state sell the building and move the office workers to other existing offices in Chicago and Springfield. He would like to see the building razed and replaced by a more modern high-rise. Jahn complains that the state has failed to maintain the building and suggests it be repurposed. He would like to see it used as offices for tech companies, as well as a hotel or condos, to promote around-the-clock activity.

Apple Shrub + Tea & A Cocktail


Apple shrub is a type of sipping vinegar. Once you make a batch it can be used for a variety of drinks. Here is a recipe for the shrub as well as one type of tea and one type of cocktail.

Shrub Ingredients

1 1/4 cups grated apples. Pick a sweeter variety.
3/4 cups sugar
1 cup raw apple cider vinegar

Instructions

Add ingredients to a mason jar. Close tightly. Shake well. Let sit in the refrigerator for 3-4 days. When ready strain well and discard the apple pieces.

Hot Apple Cinnamon Shrub Tea

Add 4-6 tbsp of apple shrub to your mug of cinnamon tea.

Spiced Apple Shrub Cocktail

1.5 oz dark rum
1.5 oz apple shrub
1 oz pineapple juice
1/2 oz Luxardo Maraschino syrup

Shake ingredients and serve over ice in a rocks glass.
