Just a quick note to bring you up to date with the Parksville, Qualicum Beach and Nanoose Bay real estate market.   According to the Vancouver Island Real Estate Board, there are 69 single family homes listed for sale in November and there were 54 SFD sales; the average sale price was $431,768 (3% higher over the average sale price in November 2014).  There were 8 lots listed for sale and 3 lot sales in November; the average sale price was $144.833 (33% lower than the average lot sale in November 2014).  As for apartment style condos, there were 11 new condo listings in November and 4 sales; the average sale price was $246,950.  (1% higher than the average condo sale in November 2014) Last but not least, there are 9 townhouse/patio homes listed for sale in November & there were 13 sales; the average sale price was $297,583 (approximately 5% lower than the average sale in November 2014).

Please remember this is simply a one month snap shot of our local real estate market (for example: some months expensive lots sell, and some months they do not, which in turn may show a dramatic increase or decrease however this is not a direct reflection of current market values).   For an up to date market value of the property you own, please do not hesitate to contact me and remember: Royal Lepage is the largest and most successful real estate company in our area and I have been a top producer within the company and community for over 25 years! Surprising Secrets of Successful Home Staging

“Staging” is about setting up and decorating each room of your home so that it looks as attractive as possible to potential buyers. Studies show that a property is more likely to sell quickly and for a better price if it is effectively staged.

Even if you haven’t heard of staging before, you probably already know the basics, such as eliminating clutter and making sure everything is clean and “guest ready.”

However, there are some home staging “secrets” by staging professionals that you may not know. Here are a few examples:

Increase horizontal surface space. Make sure desks, countertops, coffee tables, end tables, etc. are as free of items as possible. Give the impression that there’s lots of room available on horizontal surfaces.

Flowers. Fresh flowers or flowering plants placed in a couple of rooms, such as the kitchen and living room, can have a dramatic impact on how inviting that room looks. Just don’t overdo it.

Don’t be daring when you paint. You may love the idea of a bright yellow and green combination in the family room, but not everyone will share your daring sense of style. If you paint, stick to neutral colours.

Less is more. Be brutally honest about the amount of furniture you have in each room – including wall hangings. Is there a desk, side table or other piece you can put away in storage? Think about ways to make each room more spacious. Space is king!

Ultimately, the best staging advice is to use your common sense. Put yourself in the shoes of a potential buyer as you walk through your home. Ask yourself, “What changes will make this room even more attractive?”

RECIPE OF THE MONTH
Pecan Balls (Christmas Cookies)
 

Ingredients:

1/2 cup butter, softened
1/4 cup powedered sugar
1/2 cup chopped pecans
1 cup flour
1/4 teaspoon salt
1 teaspoon vanilla
additional powdered sugar, for rolling

 

Instructions:

Beat butter in large bowl with electric mixer on medium speed until light and fluffy. Add 1/4 cup of sugar and salt; beat until well blended. Stir in flour and pecans. 
 

  • Shape into 1-inch balls. Place 1 inch apart on ungreased baking sheets.

  • Bake 15 minutes at 300 (these will not brown). Remove from baking sheets. Immediately roll hot cookies in remaining powdered sugar. Place sugared cookies on wire racks to cool.
