Deck the Halls!

Decorating for Halloween was so much fun, the Board has decided to sponsor another contest for Christmas.
Feel free to share your photos on Social Media, or nominate yourself or your neighbors by emailing the Association
at hiddenhillsinfo@gmail.com. Gift cards will be awarded for 1st, 2nd, and 3rd place honors.

December Yard of the Month

Congratulations to Josh & Liz Smith at 410 Glendale Place for receiving the YOM award.

Annual Assessment

The Board met last night to review the 2016 budget. We are pleased to announce that our assessment will remain the same as this year. Invoices are being prepared and will be mailed within the next few days.
Members who pay in full during the month of January
may take an early payment discount.
The discount is not allowed if payment is received
on or after February 1, or if you pay in installments, (January and July).
A $75 late fee is assessed on past due assessments.

Covenants

Many residents chose to live in Hidden Hills because of our covenants. Strong covenants are important and we should all strive to abide by them. Strictly enforced covenants help retain property values and enhance our quality of life.

Generally speaking, most residents respect and abide by our covenants. Unfortunately recently there were several violations that required attention. The list is as follows:

Three - utility trailers parked in driveways or on the street
One - u-haul with vehicle parked overnight on the street
One - car parked on the sidewalk during the day
One - silt screen missing from builder lot
One - builder lot full of trash and debris
One - covered canopy over boat
One - non-approved covering on pergola
One - garage sale
Two - 4 wheeler on bed of pickup truck in driveway
Seven - Garbage Cans left at curb
Two - Failure to seek ARC Approval for Exterior Changes/Improvements

When covenants are violated, a letter is mailed to the household to make the owner aware of the problem. If there is a question regarding the validity of a violation, the recipient should contact the HOA office.

Committees/New Board Members

The Annual Meeting will be held Tuesday, January 19 at 7:00 p.m. at the Reservoir Community Center. If you'd like to serve on next year's Board, volunteer on a committee or
participate in planning our social events,
we would love to have you!

Facebook Policy

Negative comments posted to the Homeowners Association Facebook group is detrimental to the health of our neighborhood.
The Board of Directors has decided that negative comments will be immediately removed from the group. Please keep comments positive and upbeat. If you have a complaint, contact a Board member, the Hidden Hills office, or attend a board meeting to voice your concerns.

Rod & Teri Nagel sold their home
and have relocated to Indiana
to be near family.
Rod served as Board member and
ARC Chairman for Hidden Hills
from 2012-2015.
Both were active in our community and they will be missed.
