Happy 2016

Super Excited for this New Year
 

I had a wonderful holiday season with my local Ohana and husband Jim. I am super excited about all the opportunities for this New Year. I have a goal of completing the Kauai Half Marathon. Ok, I put it out there. I want to get back into paddling with my husband. Looking forward to supporting some more triathalon races as well. We all go into a new year with hopes and goals and I have set up some big ones. I have become a fitness coach and by doing that it keeps me accountable too. My own coach, Stacy Ricciardi supports my goals and challenges me to keep making strides to be better mentally and physically. 

My Business is growing too. I had a wonderful 2015 and look forward to 2016 by setting my goals to help families find their piece of Paradise. Home ownership on Kauai is attainable with a little creative planning and being knowlegable about programs that are available for financing especially first time homebuyers, many are under utilized. Whether you are buying, selling or investing, Kauai is a dream come true.

I want to welcome my new clients to my newsletter and let them know this is a little about me and a reference for real estate on the island of Kauai.

So how did the year end with Real Estate on the Garden Island?

Single Family home median sales prices rose a total of 15% over the previous year from $533,000 to $613,500. The biggest % change in the median price of homes was in Waimea at +20.08%, followed by Hanalei at 17.95%. Families were finding the great value in homes on the West side which drove up the prices. Total sales volume was a whopping +85.35% in Hanalei with a number of homes over 5M.

Condominium median sales price rose 7.09%, from $345,500 to $370,000 in 2015. Lihue and Hanalei had increases of over 16%. Hanalei has the most vacation rentals available and Lihue has become the place to be as the center of commerce, government and the airport. 

Land median prices rose 7.69% last year but sales volume dropped by -35.52%. We are on an island the the amount of available raw land to build residential is shrinking.

Kauai Community Players will present “A Musical about Two Guys Writing a Musical about Two Guys Writing a Musical” at the Puhi Theatrical Warehouse, weekends through January 24. The musical is about two struggling writers who want to submit an entry for a new musical theatre festival, with the deadline three weeks away. Tickets are $25, with discounts for KCP members, students, and seniors.

Kauai War Memorial Convention Center

The Shanghai Circus will perform at the Kauai War Memorial Convention Center on Friday, January 15, with performances at 4:30pm and 7:30pm. The 2016 All-New Shanghai Circus brings breathtaking, gravity-defying feats to Kauai.

7th Annual Kauai Klassics Concert

Church of the Pacific, Princeville

Saturday, January 16; 3:00pm 

This year’s Kauai Klassics Concert will features principal players form San Francisco’s opera and ballet orchestras and symphony. The concert is Saturday, January 16 at 3pm at Church of the Pacific. Tickets are $80, which includes pupus and a live auction. For tickets, and more information, visit kauaiunitedway.org.
