According to the Vancouver Island Real Estate Board, in our area (Nanoose Bay, Parksville, Errington & Qualicum Beach) there were 1212 single family homes listed in 2015 and there were 815 SFD sales (18% more than 2014). The average price was $404,700, a 2% increase on the average 2014 sale price. As for building lots, there were 157 lots listed and 90 lots sold last year, the average price was $188,761, 19% more than 2014 average sale price. As for apartment/condominiums, there were 193 listed and 102 condo sales in 2015, the average sale price was $213,137, 5% more than the 2014 average sale price. As for patio homes & townhouses, there were 309 units listed and 196 sold, the average price was $314,086, approximately 1% lower than the average 2014 sale price.
The number of sales has greatly improved across the board and the list/sell ratio (for single family homes has been 67%), this means 2 out of every 3 homes listed last year actually sold. Does the Property Meet the “Lifestyle Testâ€
Lifestyle is a very important criterion when shopping for a new home. After all, a home and its surrounding neighbourhood are the places where much of your lifestyle is going to be experienced.
So when considering a new home, think about the lifestyle to which the property is going to lend itself. Ask yourself:
How much entertaining do we do?
How important is it to have good schools located nearby?
How long will the commute to work be?
How big of a backyard do we require?
Do we need a rec room?
How easy will it be to get to golfing, dance lessons, baseball practices, movies and other activities my family and I enjoy?
How important is it to be in a quiet area?
Do we want a local park nearby for jogging, playing with the kids, and walking the dog?
This list is just an example. Ideally, you’ll create your own list of questions to ask yourself when considering a particular home.
RECIPE OF THE MONTH
California Salad (Great for Valentines Day as dressing is pink)
Dressing:
2 tbsp white vinegar
1/2 cup vegetable oil
1/4 of a small red onion
2 tbsp water
2 tbsp sugar
1 tsp salt
1 tsp dry mustard
fresh strawberries or 1 tin mandarin oranges
1 head romaine lettuce
1/2 cup pecans toasted in oven for 7-10 mins
1/2 cup crumbled feta
Instructions:
Put all dressing ingredients in blender and mix on high speed till onion is well incorporated. Chill until ready to use. Keeps in the refrigerator for up to 10 days, just shake or blend again before adding to salad. Rip lettuce into bit size pieces. Toss in dressing till lettuce lightly coated. Add Oranges/strawberries and pecans and toss again.
