February can't seem to make up its mind about the weather--frigid one day, balmy the next, rainy the third. February's indecision inspired us to talk about the one thing you should never waver on: Staging your home.

Take the Stage


While we all marvel at the resurgence of area real estate, StagedRight Homes would like to make the albeit self-serving announcement that staging is vital, even in a great market. Don't skip the staging. We'll tell you why. 

* Staging is the difference between multiple offers the same week you put the house on the market, and a weak offer two months later.
* Staging means the difference between just getting the asking price, or choosing between numbers you didn't have the audacity to suggest the weekend of the open house.
* Staging means fast turnarounds, great sale prices, and thrilled clients.

Let's discuss some specifics of how a staged home delivers like this.

Clutter Eats Equity


You wouldn't leave money on the table in a negotiation, so why would you leave messy stacks of whatnot in the spare room? Instead of an office/storage space, turn that spare room into a refuge, a guest room, a breath of fresh air on the top floor. Just look at the difference staging can make: 

Keep it All in Proportion


It's not uncommon for owners to have furniture the wrong size for the room. Maybe they always meant to buy the perfect sofa for the living room, but the one they had was just so comfy. Besides, not everyone is a designer.

We are designers however, and we make certain the furniture is scaled perfectly for the room. Why? Because it makes the room shine, it makes small rooms seem bigger and cavernous rooms appear cozy. It transforms tricky rooms into dreamy spaces. (By the way, this is why we have an inventory of cribs and nursery decor for staging the tiniest bedrooms.)
 

No Color Commentary



One of the great pleasures of owning a home is painting the rooms any color your please. This, however, is not one of the great pleasures of selling a home. Nothing exasperates a realtor more than having to remind a buyer that walls can easily be painted. Why let it affect the asking price?  

Neutral colors that fade into the background are where it's at. Turn the walls into wallflowers. See the lime green walls in the pictures above and below? The grey is so much more harmonious. The deep garnet walls were certainly dramatic, but the mellow color we used allowed prospective buyers to focus on the elegance of the room itself.

That pool table also serves as another example of tending to the proportions of the room. It certainly made for some fun Friday nights, but staged more traditionally with right-sized furniture, the room shines.
StagedRight Results
Realtor Robert Zebaida said they received three offers within the first week on 8 Northfield Court in Livingston. "The return on investment of painting, refinishing floors and staging was over 500% for the homeowner," he said. 
At the end of only week on the market, 37 S. Centre Street received six offers, said realtor Christian Quaritius.
The Lichtman Rabney team reported that 380 W. South Orange Ave., sold at full price the first week on the market.
