Staging is an investment that always pays back, but some might second-guess making that investment when the house is small. Truth is, small houses often reap a bigger benefit from expert staging and design than big houses.

One of the fundamental goals of staging is to create an idealized vision of what it's like to live in the house for sale. When someone is shopping for a small home, evoking an elegant lifestyle is even more important. After all, most people buy the biggest house they can afford. By showing a home that looks like they've walked into a home decor magazine spread, you offset any sense that they're "stuck" looking at small houses. 

In today's hot housing market there is an even more vital reason to stage a small house: Small houses at entry level price points are in high demand in our area.  Staging your house will heighten the demand for it, and probably raise the asking price.

A small house does pose challenges, of course. Well-designed staging solves problems before potential buyers even consider them. Is the bedroom cupboard-sized? That one's a nursery. 48 Hawthorne Rd. in Short Hills, represented by Caroline Farnsworth, was scooped up for a price over asking after just one week on the market.
Realtor David Cooper reports that 16 E. Willow in Millburn received multiple offers immediately after the open house and was sold over the asking price. 
After a brief stay on the market, 19 Vermont St., in Maplewood, received multiple offers. (This petite house, represented by realtor Kate Elliot, is one of the homes we've featured in this issue.)
Realtor P.J. DeCicco reports that buyers landed 116 Roland Ave., in South Orange, for a price over asking.
