Hello!

Just a quick note to bring you up to date with the Parksville, Qualicum Beach and Nanoose Bay real estate market.   According to the Vancouver Island Real Estate Board, there were 111 single family homes listed for sale in July and there were 100 SFD sales; the average sale price was $500.926 (a 25% increase over the average sale price in July 2015).  There were 10 lots listed for sale and 6 lot sales in July; the average sale price was $165,667 (10% lower than the average lot sale in July 2015).  As for apartment style condos, there were 17 new condo listings in July and 16 sales; the average sale price was $238,869 (an 28% increase over the average sale price in July 2016).   Last but not least, there were 18 townhouse/patio homes listed for sale in July & there were 17 sales; the average sale price was $271,416 (approximately 13% lower than the average sale in July 2015).

Please remember this is simply a one month snap shot of our local real estate market (for example: some months expensive lots sell, and some months they do not, which in turn may show a dramatic increase or decrease however this is not a direct reflection of current market values).   For an up to date market value of the property you own, please do not hesitate to contact me and remember: Royal Lepage is the largest and most successful real estate company in our area and I have been a top producer within the company and community for over 26 years! How To Tell if a Neighbourhood is Improving

When you’re looking for a new home, you want to find one in a great neighbourhood – or, at least, in a neighbourhood that is on the upswing. How can you tell if a particular area is improving? Here are some common indicators:
 
  • Pride of ownership. Take a walk around the neighbourhood. Do you get a sense that people take good care of their homes? Are the lawns mowed? Is the landscaping trimmed? Are flowers planted? Homeowners are more likely to look after their properties when they like where they are living.
 
  • Home improvements. Are people investing in their homes? Are they getting their driveways re-done? Their windows replaced? Are there signs of home improvement projects? If so, this is a clear indication that homeowners like the area enough to invest in their properties.
 
  • Real estate sales activity. Do homes tend to sell quickly in the area? Do they sell for a good price? If so, the neighbourhood is probably in demand. If people want to live there, it's a desirable area.
 
  • Business investment. Are businesses investing in the surrounding area? Is there an increase in the number of upscale shops, health clubs, restaurants, and other commercial enterprises that often locate near desirable neighbourhoods?
 
  • Community involvement. Are there signs that the community plays an active role in the look and lifestyle of the neighbourhood? Are there neighbourhood picnics, yard sales and other get-togethers? Check Facebook to see if the neighbourhood has a community page.
 
  • City plans. Find out what plans the city has for the area. Will there be road improvements done in the near future? Are there any major construction projects on the schedule, such as a new school or community centre? Although such projects can be disruptive in the short term, they may improve the neighbourhood – and, as a result, boost the value of any home you buy – in the long-term.

Apple, Carrot & Cabbage Chopped Salad

This is a great summer salad, perfect when the weather is hot and you need a refreshing dish!

Salad Ingredients:
1 cup chopped cabbage
3 cup shredded carrots 
1 large Apple chopped 
1/2 cup seeds/ cranberries 
1/4 cup cilantro leaves

Dressing:

2 1/2 Tbsp extra virgin olive oil
1 Tbsp Orange juice
2 tsp white wine vinegar 
1/4 tsp kosher salt
1/4 tsp cinnamon 
1/4 tsp ground cumin
1 Tbsp honey
1 tsp Dijon 


Preparation:
Mix dressing and stir into salad ingredients.  You can eat it as a slaw, or serve over spring mix greens.
