Winter and Spring are the Time to Sell
I am often asked, "When is the best time of the year to sell my property?" My response would be, "A well prepared property, not overpriced, with a good marketing strategy should sell no matter what time of year." However, timing can be just as important. I'm convinced seasonal changes can play a crucial factor in the likelihood of success or failure when it comes to selling your property.
Down here in Southern Florida, Summer and Fall can be difficult for buyers looking to purchase a home due to the heat, humidity, daily thunderstorms, and children going back to school. Thus, fewer people looking means a longer period to sell your property. However, the winter and spring season offer Southern Florida a unique advantage that no other area in the United States can enjoy. A combination of population surge and ideal weather conditions. Every winter, hundreds of thousands of people look to escape the cold and snow up North and retreat to the comfortable climate of Southern Florida where temperatures average in the 70's-80's, with little rain and no humidity. During this same time, the number of real estate sales increases significantly. The spike in sales are easy to spot every year between February and July.
Cape Coral and Ft. Myers are large enough that there is a demand for property all year long, however, if you are willing to wait for the ideal time, Winter and Spring are the way to go!
