Just a quick note to bring you up to date with the Parksville, Qualicum Beach and Nanoose Bay real estate market.   According to the Vancouver Island Real Estate Board, there are 127 single family homes listed for sale in March and there were 72 SFD sales; the average sale price was $391,140.  There were 11 lots listed for sale and 5 lot sales in March; the average sale price was $154,180.  As for apartment style condos, there were 19 new condo listings in March and 11 sales; the average sale price was $154,182 (bizarre how close that is to the average lot sale price!).   Last but not least, there were 32 townhouse/patio homes listed for sale in March & there were 17 sales; the average sale price was $296,703.

Currently, 59% of all single family homes listed over the past 12 months actually sold which is an improvement over the past few years; however buyers have a large selection of listings to choose from and the most accurately priced listings will sell.  This means you still need an experienced & successful realtor to handle the listing; so your property is “in” the market and not just “on” the market.    Royal Lepage is the largest and most successful real estate company in our area; as well, I have been a top producer within the company and community for over 24 years. Stay or Move? How to decide.

Do you sometimes review the real estate ads in your local paper? Do you drive by an open house sign and feel the urge to stop and check it out? Those are common indications that, at least on some level, you’re thinking about the possibility of making a move.
But how do you decide if you should actually move?
The first step is to consider whether there are any practical reasons to consider buying a new home. What’s pushing you in that direction?

 

  • Is your current home too small for your needs?
  • Is the commute to work, for you or your spouse, too long? (Perhaps longer than you expected when you purchased the home?)
  • Are there property features you would now like to have, such as a larger backyard or a more spacious kitchen?
  • Has the neighbourhood changed in an undesirable way?
  • Do you have personal reasons for wanting to move, such as a desire to be closer to relatives in another area?

Carefully consider those things that can’t change unless you move. For example, if a major highway was recently built near you, the ongoing sound of traffic isn’t going to go away. It’s now part of the neighbourhood.
If there are no practical reasons for moving, there may still be other reasons for wanting a new home. You may want to move your family to a better neighbourhood, with better schools or you may simply want a bigger home, with a larger backyard, more rooms, and a wider driveway.
There’s absolutely nothing wrong with simply wanting a better place than the one you have now. In fact, that is a common reason why many people make a move.
The point is, if you’ve been thinking about a new home for a while, perhaps now is the time to take the next step. A good REALTOR® can help you understand your options.

RECIPE OF THE MONTH

Crisp Cucumber Salsa
Yield 2-1/2 cups

2 cups finely chopped seeded peeled cucumber
1/2 cup finely chopped seeded tomato
1/4 cup chopped red onion
2 Tbsp minced fresh parsley
1 jalepeno pepper, seeded and chopped
4-1/2 tsp minced fresh cilantro
1 garlic clove, minced or pressed
1/4 c reduced-fat sour cream
1-1/2 tsp lemon juice
1-1/2 tsp lime juice
1/4 tsp ground cumin
1/4 tsp seasoned salt
Tortilla chips

In a small bowl, combine the first seven ingredients. In another bowl, combine the sour cream, lemon juice, lime juice, cumin and seasoned salt. Pour over cucumber mixture and toss gently to coat. Serve immediately with chips.

1/4 cup (w/out chips) equals 16 calories
