5 Tips for Avoiding Cost Overruns on a Construction Project


To avoid escalating construction costs and the risk of losing money on your commercial investment, it’s important to identify and avoid cost overruns. In the construction industry, there are many different factors that can affect cost overruns.
 

One of the most common is change orders. This happens when someone makes changes to the initial contract which results in the costs of material and labor unexpectedly increasing for the building owner. 

There are many ways to avoid these cost overruns, and we’ve listed a five of them here:
 
1. Get involved in the process

Cost overruns typically happen when the owner requests a later change in the original plan or when there is an error in the original project design. You can help to avoid cost overruns by being an active part of the process from the initial meeting with the architect. By solving problems upfront, and working as a unit to determine what’s best for the specific circumstances of the project is beneficial for everyone involved.
 
2. Factor in unforeseen circumstances

When creating the schedule for the project, unforeseen circumstances should be factored in, such as unexpected site conditions and logically working in days that might be wasted due to bad weather. While having a strict budget and timeframe is ideal, it’s best to be realistic in terms of overall expectations, especially in situations where the circumstances are out of anyone’s control.
 
3. Avoid schedule changes

Changes to the original plan can almost guarantee the risk of cost overruns. It’s important to stick to a strict schedule once it has been decided for a particular project and make note of any changes or delays immediately. This will prevent losing time on changes to the plan, and will prevent unexpected expenses on the builder’s end.

4. Stick to the budget

An increase in the project scope can significantly impact the cost of your project. Stick to a specific budget and continuously check in to make sure the budget is being met along with quality standards. Avoid material substitutions or changes if at all possible once the plan has been agreed upon, as this will ultimately save money.
 
5. Stay involved in the process

Staying involved in the process from beginning to end can help you to feel confident the construction project is running smoothly - on time, on budget and on schedule. While you have respect for each member’s function in the commercial building team, they should understand your need for awareness and information.

4 Ways to Keep Your Heating & Cooling Budget Cost and Energy Efficient

Not all heating, ventilation and air conditioning (HVAC) equipment is created equal. Here are 4 ways to save money and save energy when it comes to heating and cooling your building.

1. Consider replacing your HVAC system with a newer, more efficient model.


Given that a significant portion of your building maintenance cost goes to heating and cooling, it’s important to make smart decisions about your HVAC system as this can have a major effect on your energy costs. 


When is it time to consider replacing your HVAC system?

  • When your equipment needs frequent repairs.

  • When you notice your energy bills are increasing.

  • When your HVAC system is more than 20 years old.

Although new equipment can be more expensive to purchase up front, the cost difference is paid back over time through less repairs and lower energy bills. New high-efficiency models could cut your energy costs by as much as 30 percent.

2. Use Variable Speed Drives to increase efficiency.
 

The fans and pumps that move heated or cooled air or water to condition spaces uses a significant portion of a building’s energy. In most commercial buildings, HVAC fans and pumps are the second largest users of electricity after lighting. Variable Speed Drives (VSDs) allow motor driven loads such as fans and pumps to operate in response to varying load requirements, instead of simply operating in “on/off” mode. VSDs increase efficiency and provide precise control.
 

3. Consider a Demand Controlled Ventilation System
 

Much of the energy used to condition an occupied space is achieved by heating or cooling outdoor-sourced air.

Demand controlled ventilation systems use CO2 sensors to supply outdoor air base don the actual building occupancy, while preserving indoor air quality.
Energy is saved because lower volumes of outdoor air can often be reduced by as much as 50% in buildings with variable occupancy patterns.

 

4. When replacing boilers, choose Condensing Gas Boilers.
 

Condensing gas boilers are highly efficient boilers that have much lower fuel and running costs than conventional boilers. Condensing gas boilers feature additional advanced heat exchanger designs and materials that extract more heat from the flue gases before they are exhausted.
