The Beginning of a New Venture

Investing in Property, Sourcing and Trading Deals

It's Anish Raja here and I'm writing to introduce my new business!

I have decided to invest in property to secure my future and to create a second income stream beside my day job. Thankfully I've recently been able to secure a part-time job, which will enable me to spend time on the business, whilst also providing me with the financial security to obtain Buy-to-Let mortgages. 

I have been investing in property for a couple of years but in the last 12 months I have made the decision to really take this to the next level and build a portfolio. My initial goal is to build a portfolio of small investment properties to rent to families, couples and professionals, before moving up the ladder by investing in larger properties to convert and let to multiple occupants - "houses in multiple occupancy". These generate a greater cashflow than single Buy to Lets, but they are also much more heavily regulated - by planning authorities, health and safety officers and licensing departments in local councils. Failure to comply with licensing laws can lead to £20,000 fines per offence, which could leave you financially crippled if you made any mistakes! However, I am now an accredited landlord with the National Landlords Association and I fully appreciate the legal and regulatory issues. I also intend to renovate and develop tired and run down properties with a view to sell for profit. I have learnt about all of these strategies through books, magazines and courses, and now it's time to put the learning into action!

My journey is still in the early days, but I'm pleased to say that my first project has just been completed - it was a run down 3 bedroom Victorian terraced which needed full refurbishment - see the before and after photos below! In case you are wondering, I didn't do any of the work myself! The property will be on the rental market later this week and this will be typical of the deals that I will be doing. There are another 2 deals like this in the pipeline!

To further my goals, I have set up a business with the aim of finding vendors directly - through marketing and advertising in local businesses and leafleting door to door. See my first leaflets above! Cutting out the estate agents and helping people move home when they need a quick sale is my business model. If I can secure a good deal direct to vendor, then I can either buy the property myself or alternatively sell the deal to other property investors. Who wouldn't want to buy a £100,000 property for £70,000 and create an instant £30,000 equty?! Please feel free to get in touch if you'd like to find out more.

MARKETING NEWS AND UPDATE


 

Move over estate agents...my leaflets are being distributed through letterboxes in my investment 'patch' and I intend to buy directly from vendors, cutting out the middle man!

I will also be advertising in the local newspapers and in local businesses to find deals that are not on the market!

...and finally

My longstanding dispute with an Enfield letting agency (no names mentioned) finally came to a head at Leicester County Court last week. My claim against the letting agents was successful - the judge agreed that they had served two invalid Section 21 notices and I was awarded substantial damages for the losses suffered. It was a long and painful battle, but justice was done! :) I can provide more details if you ask kindly!
