Recently released nationwide market indexes for the Real Estate industry shows that 46% of the United States have now achieved full recovery with the Western States showing the largest increase at an average of 1.19%, according to reports by "Homes.com".
 
Greater Denver is ranked 2nd after the San Francisco area. When the research considered the annual percent change, Denver ranked 1st in April with 7.3%, followed by San Francisco with a 6.97% change. 
 
Many properties with negative equity have regained their value which speaks well for the continued recovery in the housing market. "With the economy improving and homeowners building equity, the potential exists for an increase in housing stock available for sale which would ease the current imbalance in supply and demand", according to Anand Nallathambi, President and CEO of Corelogic. The home price index for the U.S. was up 2.5% during the first quarter of 2015. This is great news for sellers or would-be sellers, as we can get them better prices than anticipated.
 
It is of course a different story for buyers trying to find a home. It has been a struggle the past few months as the inventory has been low and the demand extremely high. We have had to present offers keeping in mind that we were competing with several others but we ultimately have found homes quite close to what our buyers have told us their wishes were. 
 
The weather has been unusually wet in the past month and Colorado is just wonderfully green. A very good time to inspect homes as questionable roofs and basements are showing moisture penetration. Remember that Colorado does have a mold problem (quite surprising as it is a very dry and desert type environment). Mold is easy to take care of when caught early, that is when the water or mold starts to penetrate.
