Hello!

Just a quick note to bring you up to date with the Parksville, Qualicum Beach and Nanoose Bay real estate market.   According to the Vancouver Island Real Estate Board, there have been 1179 single family homes listed for sale in the past 12 mos. (ending July 31/15) and there were 771 SFD sales in this same time period; the average sale price is $400,852 (3% higher than the average sale price in the previous 12 mos.)  There were 143 lots listed for sale over the past 12 mos. and 53 lot sales; the average sale price was $202,621 (28% higher than the previous 12 mos.)  As for apartment style condos, there were 197 condo listings over the past year and 86 sales; the average sale price was $218,080 (8% higher than the previous 12 mos.)   Last but not least, there are 351 townhouse/patio homes listed for sale over the past 12 mos. & there were 198 sales; the average sale price was $302,215 (4% less than the average sale price the previous 12 months).

In order to get the most money possible, you still need an experienced & successful realtor to handle the listing; so your property is “in” the market and not just “on” the market.    Royal Lepage is the largest and most successful real estate company in our area and I have been a top producer within the company and community for over 24 years. What You Need to Know About Lots

When shopping for a new home, one of the most important considerations – yet one most people don’t pay enough attention to – is the lot type. Selecting the right one can significantly increase your enjoyment of the home. Picking the wrong one can have the opposite effect.
There are three special types of lots that homeowners tend to find most desirable. Yet, even though they are considered desirable, each has its pros and cons.
Here’s the rundown on each one:
  1. Cul de sacs
    These are lots located on dead end streets that often feature homes positioned around a large circle of roadway. For obvious reasons, a cul de sac is a popular choice for buyers with children. There’s less traffic and often, the only cars on the street are those of neighbours. However, homes on these lots often come with a higher price tag than other comparable properties in the area. But, from a lifestyle standpoint, that extra price may be more than worth it.
  2. Quiet streets
    Who doesn’t want a home on a quiet street? The benefits are obvious. However, don’t dismiss properties located on or near a busy street. They often sell for less and the noise from traffic may not be as bothersome as you might expect. In fact, some neighbourhoods in these areas feature special soundproof fencing. If the home is otherwise ideal, schedule a viewing to judge the noise level for yourself.
  3. Corner lots
    These are often larger and therefore provide you with more space. Plus, with the look of two front lawns, there’s twice the potential for curb appeal, and therefore the opportunity to increase the property’s value. On the downside, kids may shortcut across your front lawn to get to the adjacent sidewalk.

RECIPE OF THE MONTH
Mushroom Appetizer

1 lb mushrooms (washed and sliced)

2 tbsp butter
1 tbsp oil
1 tbsp thyme (chopped)
1 cup cream cheese
1/2 cup goat cheese
1 tsp truffle oil

1 lb mushrooms washed and sliced
Saute in dry pan for 2 minutes then add  butter and oil , add  thyme, salt & pepper to taste saute for 5 more minutes.  Add cream cheese & goat cheese, stir on low heat for another 2 minutes till blended.  Add truffle oil stir and take off heat.

Baguette: 
mix 2 tbsp of melted butter plus 1 tbsp of truffle oil then spread over each slice and toast under broiler till the way you like them.  I did add some Parmesan but you don't have to.
