Over the last few months, I have received questions about homes sliding down the hill. Recently, I was working with a client who was referred to me for their homeowners insurance. They were purchasing a new home with an amazing view of the ocean. One reason the view was so amazing was the fact that their home is perched on the side of a hill. The home had a slab foundation, was not on stilts, although the deck had some additional support. While we were reviewing the coverage, we discussed what was covered by the policy and what was not. The coverage that is not included in a homeowners policy are flood, earthquake or any sort of earth movement, including landslides. I mentioned their new million dollar home would not be covered if it moved or slid down the hill. The reaction I received was a look of horror and fear.
Fortunately, there is insurance available for landslides and we have a carrier that offers specific coverage. This coverage is not required by mortgage companies nor are you, as a home owner, required to have it. In this particular situation, we were able to offer the coverage for a reasonable rate.
