Hello again <<First Name>>
Welcome to the third ARaja Property newsletter, with my updates from the last month and an outline of things in the pipeline.
It's been a slow burner since my last newsletter - lots of things are in progress, including my second Buy to Let refurbishment project and the start of a refurb on another property which I have purchased for my family.
My second BTL refurb has been a frustrating project - I've ended up ripping the house apart and essentially starting from scratch. It's involved fitting new double glazing and doors throughout, a new boiler, including relocating it from the main bedroom into the bathroom (I can't stand boilers in bedrooms!), a damp proof course downstairs, replastering all the walls and ceilings, fitting a new bathroom and kitchen, new floors and full decoration. The most annoying part has been the damp proof course, which the damp specialist company quoted me over £5000 to complete! In the end, I got them to inject the damp proof course but used my builder and plasterer to finish the job with sand and cement (the traditional method). This was cheaper, but it's now going to take longer to complete as it takes much longer to dry out before decoration. Some of the photos of the project are below.
On the positive side, I have almost completed the refurbishment of my personal home. This was a massive project and the transformation has been really satisfying. We are just waiting for the wardrobes and carpets to be fitted, which will be done in the next week. I will post photos in next month's newsletter and also on my Flickr page soon.
