Welcome to the Village Alliance’s fall quarterly report that focuses on the retail environment in Greenwich Village.  Our neighborhood is filled with every type of shop from small mom-and-pops, to local New York City and national retailers. With a population of over 50,000 people and an average median income of $110,000, the area caters to working professionals, college students and everyone in between.  Released four times a year, the report provides a snapshot of the different neighborhoods within our district, highlighting their characteristics as well as recent retail openings and availabilities. 

Spotlight Corridor: University Place

Bookended by two of New York City’s most dynamic parks and just 6 blocks long, University Place is one of Greenwich Village’s most highly sought after streets.  Charming early 20th Century commercial and residential buildings line the street as well as modern structures.   

The block has a storied history.  Formerly known as Wooster Street, it was renamed University Place a year after New York University opened in 1838.  The Hotel Albert at 63 University Place operated for over 100 years and had many renowned guests from Robert Louis Stevenson to Frank Zappa.  John Phillips wrote “California Dreaming” on a cold winter’s day there.  The building is now an apartment building.

University Place is also making way for new development. 21 East 12th Street, a 22 story condo building with 52 units and retail on the ground floor is scheduled for completion in 2018.    Right next door is the five-unit condo 116 University Place which will also open in 2018.

Retail on the block includes vegan food mecca Nix; neighborhood market Agata and Valentina; paper and leather goods shop Moleskin and Amarino gelato.  Coming this fall is health food favorite Sweetgreen.  Average per square foot rent on University Place ranges from $300 to $325.

New Business: Blue Bottle Coffee Is As Fresh As It Gets

Greenwich Village welcomes the popular Oakland-based coffee chain Blue Bottle Coffee to 101 University Place at 12th Street.  

Ever have a cup of coffee that tastes days old even though it is just 9 am?  Blue Bottle Coffee was created to ensure that all of its coffee is drunk at its peak flavor.  That can mean 1, 2 or 5 days after roasting depending on the type of bean.  Named after the first ever coffee house in 17th century Vienna, Blue Bottle serves Villagers delicious brews from 7am to 7pm, seven days a week.

Named for its specialty, an Iraqi/Kurdish dumpling served in broth, this Village eatery  offers a menu that also includes kibbeh, Persian rice (tahdiq) sandwiches and meze.

Founded in 2010,  La NewYorkina features an amazing array of sweets and treats from Chef Fany Gerson’s native Mexico.
