April 2017: Sales & Leasing activity increases in Perth

This month REIWA News reported that activity across both sales and leasing in Perth has improved overall in the three-month period to March this year. Despite turbulent weeks with decreases in prices and increases in vacancy rates, data from Reiwa now shows that the overall leasing activity has actually improved by 24 per cent, while sales transactions increased by 30 per cent over the 3-month period.

According to REIWA President Hayden Groves, signs are beginning to suggest that “the worst may be over in Perth”. In April he had shared this advice for owners investing in the Perth property market:

“While the rental market certainly still presents its challenges for landlords with listing levels remaining high, tenants are very active right now. I advise landlords to listen to the advice of their property managers when advertising their property for lease. The market remains competitive, but provided your rental is priced and presented well, you have a very good chance of securing a tenant.”

What does increased activity mean for owners and tenants?
While an increase in transactions and listings indicates a positive change in the market, leasing and sales prices are now only just beginning to stabilise, according to REIWA. This means that tenants are now more active and owners have a better chance of renting their properties faster – if the pricing and presentation of the property is right.

This is where it becomes so important as owners to keep yourselves informed on what the market is doing, and how it is affecting your property. And tenants – keep doing your research! Increased activity means applying for properties may begin to become more competitive. This doesn’t necessarily mean you will be less likely to be able to find a property that best fits your needs, but it definitely pays to know how a property is priced in comparison to other properties in the area, what characteristics may be affecting its price, and whether it is the best available property to suit your budget.
