The New American Remodeled Home 2017


Today’s appreciation for unobstructed, light-filled living spaces has resulted in many older homes being remodeled into residences with open floor plans. This year’s The New American Remodeled Home (TNARH) is an exciting example of this type of transformation. Open for tours at the International Builders Show in Orlando, TNARH provided remodelers with all kinds of fresh ideas to consider applying to the design of their own clients’ remodeling projects.

The original house, built in 1987, was cluttered with multiple interior walls separating the kitchen from the dining and family rooms, narrow windows, formal columns, arches, and a barrel ceiling at the entrance. During the remodeling process, the 4,440 square foot house was stripped down to its studs and roof trusses so the layout of the space could be completely reconfigured within the existing footprint.

The new layout blends the kitchen, dining and family room into one bright and spacious great room. White walls, extra large marble-look porcelain floor tiles and a lighted coffered ceiling express a clean, modern styling that ties the entire space together. The comfortable lounge area features design details such as a wall of lighted niches for displaying art pieces and an impressive six-foot-wide gas fireplace. The kitchen area offers two islands—one for food prep and the other for seating. An array of luxury appliances make this kitchen a chef’s delight. Some unexpected and pleasant surprises include a hidden pantry, plus a wine room with three refrigerated wine towers and a tasting table.
 
This great room merges seamlessly with the outdoor lanai and pool through generous sliding glass doors that completely retract into the wall. When needed, a full width motorized screen descends from the lanai ceiling to protect the area from sun and insects.



The new master bedroom also boasts direct access to the pool area via wide sliding glass doors. The gorgeous master bathroom features a unique tub-shower zone with multiple shower heads and sprays. The revised layout includes two substantial walk-in closets replacing very meager closets from the original plan.

Through the years, the second floor game room in the existing home had been largely ignored, since the ceiling was low and the space was cramped. As part of the renovation, this area was bumped out at the back of the house and large windows were added that command a view of the pool. The space offers a bathroom, wet bar and eating counter, as well as elevator access to the first floor. This bright, inviting flex space could easily function as a guest suite, party room, or private get-away.

TNARH was designed from the very beginning to be sustainable and energy efficient. Rigorous attention was given to the level of insulation in the walls and attic, windows and exterior doors. All the appliances are Energy Star rated, light fixtures are LED, while the toilets and faucets are low-flow. Tankless gas water heaters supply hot water on demand to the entire home. The home is slated to receive Emerald-level certification through the National Green Building Standard program, as well as Energy Star, EPA Indoor airPLUS, and DOE Zero Energy Ready Home recognition.
