the Month...

Fall Tips...
Actually these are reminders of the things we need to do every fall in preparation for the coming winter months.

 

 

  1. Check your doors and windows for leaking air. This would be a good time to consider a blower test on your home. You can call Advantage Home Performance at (928) 445-3828 for a consultation to see if such a test is in your budget. You might ask them to give you a complementary attic insulation inspection.
 
  1. Have your heating unit cleaned and tested. The dust that collects on the burners can leave an awful smell, and you want those heating elements to be performing at their peak. At Renovations, we use Environment Concepts (928) 775-7900 for this service.
 
  1. The fireplace: if you have a genuine wood burning fireplace, you should be sure the flue is cleaned out to eliminate build up that can cause chimney fires. Check with the Prescott Chamber of Commerce or YCCA for a local chimney sweep. Also be sure your damper is functioning properly.

Next Generation Housing - Part II !!! 
Jurisdiction concerns.......


Last month we introduced the concept of multi-generational housing as a way for younger people to start the process of single family living at a lower investment, as well as some of the added convenience of helping out with school age children and helping out us boomers as we begin to bust.
 
In our neck of the woods, that is Yavapai County, Prescott, Prescott Valley, and surrounding areas, each have zoning restrictions regarding this Multi-Gen housing type.
 
The basic concern shared by jurisdictions is the development of duplexes, or multifamily housing in single family zoned neighborhoods. The distinction between the two revolves around one being related, the other, unrelated families.
 
One of the tests for this can be the inclusion of separate cooking facilities.
 
Yavapai County allows only a detached “guest” house if separate cooking facilities are to be included. There is a size restriction as well, measured by square footage of living space.  Also one occupant cannot be charging rent to the other. I am not sure if contributing to a mortgage payment qualifies. Typically, Yavapai County officials don’t go around checking records. They react to complaints.
 
The City of Prescott requires that both living spaces are accessible to each other. This can be accomplished by a shared room or even a doorway between the two spaces.
 
The Town of Prescott Valley requires that the spaces fit into the zoning setbacks, and comply with HOA rules. The two spaces must be attached to have separate cooking facilities.
 
So, there are differences from jurisdiction to jurisdiction which require you to check local rules, and HOA rules prior to combining families AND having separate cooking facilities.
 
Combining generations under one roof has its challenges and rewards. Proper planning, setting clear goals and lifestyle objectives is the first step to designing a home that will work.
