The National Association of Realtors said that the housing market is in recovery and will continue at a moderate pace with increased sales. Millennials are struggling to afford homes as a result of college debt, a lack of higher paying jobs and rents continuing to rise. In addition, due to stricter financial regulations following the recession, fewer loans are available.  However, baby boomers are accumulating wealth and 80 percent are homeowners. The one issue is that there is a lack of inventory.  Those who want to sell are having a difficult time finding a new home that suits their needs and they are hesitant to put their homes on the market. Hence, home sales are recovering, but at a modest pace.

Mortgage performance improved during the second quarter of 2016 compared with a year earlier, according to the Office of the Comptroller of the Currency.  94.7% of mortgages were current and performing at the end of the quarter compared with 93.8% a year earlier.  The report also showed that foreclosure activity has declined.  As mortgage performance improves, the need for other loss mitigation action declines, resulting in a stronger market.

Mortgage rates are still the lowest consistently held rates of all time: 

3.5-3.625% for 30 year fixed quote on top tier scenarios
3.25% for FHA/VA
2.75% for 15 year fixed
2.75 – 3.25% for 5 year arm

LOCAL NEWS

Conestoga High School ranked #36 in the nation and #1 in Pennsylvania in Newsweek’s list of America’s Top High Schools 2016.  The study measures College Readiness, Graduation Rate and percentage of students that are College Bound.
 
Main Line Health Hospitals Ranked Among the Top 10 Hospitals in the Region by the U.S. News & World Report.  Main Line Health’s four acute care hospitals—Lankenau Medical Center, Bryn Mawr Hospital, Paoli Hospital and Riddle Hospital—have once again been recognized by U.S. News and World Report’s “Best Hospital” rankings as among the top 10 in the Philadelphia region. In addition to the regional ranking, Lankenau Medical Center was listed as among the 10 best hospitals in the State of Pennsylvania.
 
Lower Merion School District to rescind its 4.4 percent tax increase for the 2016-17 school year budget. Calling it “unlawful”, Judge Joseph A. Smyth said the district misled taxpayers by projecting large budget deficits to justify raising taxes by 4.4 percent when it actually had socked away millions of surplus dollars. The ruling came in a class-action lawsuit filed in February that said that the district had misappropriated funds.  The 8,300 student Lower Merion School District is one of the wealthiest public school systems in the Philadelphia area – the district’s spending plan for 2016-17 is $259 million. Between 2010 and 2015, the district predicted large annual budget deficits, yet had millions stashed away in its reserves. Since 2006, the district has raised taxes by 53.3 percent and has $50 million to $60 million in the bank.  Judge Smyth ordered the Lower Merion school board to revoke the 2016-17 tax rate at its meeting on Sept. 19.  The Board said in a statement that the district planned to appeal the decision.

LOCAL DEVELOPMENT AT-A-GLANCE...


50 new stores and restaurants coming to expanded King of Prussia Mall.  A 155,000-square-foot expansion at the King of Prussia Mall added 17 new restaurants and retail stores last month. Recent openings include: Cartier, Carolina Herrera, Club Monaco, David Yurman, Diane von Furstenberg, Jimmy Choo, Stuart Weitzman, Superdry, Vince, and Shake Shack.  Additional stores will continue to open in the coming months with the last retail space expected to be filled by early 2017.
 
Stores and restaurants continue to open at King of Prussia Town Center . The 390,000 sf “lifestyle center” is anchored by Wegmans, LA Fitness, REI, Ulta and Nordstrom Rack and includes 3,000 residential units and CHOP Special Care Unit.
 
The Devon Yards plan at the former site of Waterloo Gardens has been revised.  The new plan includes the Urban Outfitters Terrain Garden Center and café, Anthropologie and two Marc Vetri restaurants and eliminates the multi-level apartment building and parking garage. Plans were submitted to Easttown officials last week.
 
Ellis Preserve in Newtown Square (at Route 252 and Route 3) is scheduled to open this fall.  They have signed leases with a 52,000sf Whole Foods, Paxos American Grille, Wawa, Corner Bakery, Pet Value and Hilton Garden Inn.

Construction is underway at Villanova University, where a $250 million transformational project is in the works along Lancaster Avenue.  It involves constructing six new dorms that will accommodate 1,110 students along with 25,000 sf retail space and a performing arts center on existing surface parking lots. The retail space will have a school apparel store, a bistro and a convenience store.

A $20-million expansion project is in progress at Suburban Square in Ardmore.  Construction has already begun on a 4,000 sf expansion of Trader Joe’s. Construction is expected to start next week on a 625 space parking garage between Urban Outfitters and the Apple store. Once the parking garage is done, they’ll begin the next project which will be retail and office space on the train station parking lot, connecting the shops along Coulter Avenue.
 
Bryn Mawr Village at 909 Lancaster Avenue has almost completed construction.  The project, which has 35,000 sf of retail space and 17,000 sf of office space, is 83% leased and has several tenant fit-outs underway. The current tenants are La Columbe coffee company, Tredici restaurant; Turning Point, a healthy breakfast and lunch spot; and another restaurant, Bryn and Danes.  More traditional retailers fill in the remainder of the space including Blue Mercury, Athleta, Solid Core fitness and Kirna Zabete boutique.
 
$40M Project Proposed for Station Square in Paoli. Linden Lane Capital Partners of Philadelphia is seeking to raze four buildings on the site at 37 North Valley Road and construct three, 4-story apartments structures that would have a small amount of professional office space and parking. The complex would have 153 apartments and target a high-end market.  The proposed development is going through the approval process in Tredyffrin.
 
In August, Fritz Lumber in Berwyn, a family business that dated back 153 years, was purchased by local property management company, Eadeh Enterprises.  Plans for the 1.8 acre site include three mixed-use buildings, each three stories high.  The first floor would be retail/restaurant and the second and third floors would be one and two bedroom apartments. The Berwyn Tavern will reside in its existing location and continue operations.  Plans were submitted to the township for the new project last week.
