SELLING IN A SLOW MARKET - UNIQUE TIMES REQUIRE A UNIQUE APPROACH!
In the last edition of Craig Bytes I wrote that the "Market Has Re-Balanced and Re-Started".
Sellers have adjusted their pricing to the significantly lower demand and the "new normal" in the value of their home. Things have started ticking over again.
But that's not all that should change. Realtors need to think differently and change it up to attract those fewer buyers. They need to think expansively and use all the tools available. This is a battle of inches not yards for that "one buyer which is all it takes".
"THE MULTI APPROACH"
I have created a program that will market my clients' homes differently and much more extensively using a UNIQUE, MULTI-PRONGED APPROACH (Multi-Geographic, Multi-Realtor, Multi-Brand) that gives you the best chance to attract that one necessary buyer in a slower market.
In a hot market homes were selling themselves and the MLS was enough to bring that buyer along. You should now expect more.
There are fewer buyers. That's reality. My approach is designed to maximize the prospect of those buyers becoming aware of and touring your home.

Here's what I see and say:
The Real Estate market (like all markets) is driven by emotion. Buyers usually buy for a place to live and the exigencies of life. The media, in spooking buyers that they may be the "greatest fool" in the "greater fool theory" (i.e. have them believe they are buying just before a 30% price correction), is throwing more sand in the gears.
A home owner doesn't put their home on the market unless they want to sell and have planned a life move. It is stressful and hard-work. Remember If you're selling then your home has appreciated significantly if you bought 2+ years ago. Most sellers now (on guidance from their Realtors understand that the frenzy that existed up to April has ended. They have priced accordingly.
Anecdotally, and here's where my thoughts have moved on from my last newsletters, buyers are coming out. The phone is ringing. If you're looking for that turning point then this is the embryonic stages of a run up to a strong Spring market. Don't wait if you're looking to buy.
If you're looking to buy a home that fits your life then now is a good time to have a sensible conversation with a reasonable seller.
My Predictions:
Sales prices won't recede dramatically. Foreign buyers have factored in the 15% tax AND Sellers have realigned their sales expectations.
Supply (particularly in detached homes) in Vancouver is limited and Demand for Vancouver has not diminished. The Spring market will be strong...not the frenzy of times ago but strong.
