Hello again <<First Name>>
Welcome to the final edition of the ARaja Property newsletter of 2016.
It's that time of year again when the cold is setting in and the days are getting shorter - sadly for the next few months most of us will have to wake up in darkness and then go home (after a long day's work) in darkness! However, the run up to Christmas is here and it may present opportunities for our business, as people want to sell their homes fast or want to settle into a new home (either a rental or owner occupier) before the season's festivities. Plus many investors will be out of the market at this time of year, and less competition = better deals!
Since the last update, we've successfully refurbished and re-let one of our buy-to-lets which we purchased just before the SDLT hike in April. Before and after photos can be seen in our Flickr album here, although I have added a couple of photos below. The property was purchased with a tenant in situ, hence the poor condition, but has been transformed into a lovely home. It has been re-wired and plastered throughout, with new windows, doors, kitchen, bathroom, flooring installed and a complete decoration.
Another buy-to-let property has also been bought and renovated and is now on the market to let. In addition, the refurbishment of our HMO is nearing completion and should also be ready in a few weeks, so keep your eyes peeled on our Flickr account (or alternatively follow us with this link). This one has been quite a big project but I'm confident it will be an excellent shared accommodation and will be superior to most HMOs on the market and will attract plenty of interest.
If anybody is in or around Derby and has any recommendations for tradesmen (builders, plumbers, electricians, joiners etc), please let me know. Our next investment property is in Derby so I'll be needing to use their services shortly.
