New Building News

Dear <<First Name>>,

Some great news, we have just secured the mortgage needed to purchase the property Clyde Works! We're now going to spend some time negotiating the terms and get on with planning permission. More details below.

We'd also like to invite you to come and view Clyde Works this Thursday from 3-5pm. We'll have a little tour and plan some locations for rooms. It's short notice but we're aware that people will be away for Dagri Rinpoche teachings and then holidays in August.

With Love from Kerry and all at Jamyang Leeds

Mortgage Approved

As you may know, we have raised around £190,000 including recent pledges, towards the purchase of our own building. Clyde Works was identified as a possible option and this was then approved as a good option by the trustees and it came out good to buy from Lama Zopa Rinpoche. The owners then gave us a month to find the funds, so we started extra fundraising and looked at mortgage options.

Just last week we heard that our mortgage application of £250,000 had been approved making the monthly repayments around £1,400 (rate to be negotiated). This is within our projections for the first five years of the purchase and so we are seriously considering accepting this offer from the bank.

The next stages are:
(1) planning permission - after some initial contact with the council it looks good, but this is going to take quite a few months.
(2) survey - seeing what hidden gems the building holds!

So rejoice - another step closer!
October and Beyond

So onto the next obstacle to be overcome (OM TARE...) We have to find a new place for October this year and it's very unlikely we'll be ready for Clyde Works by then. We estimate we could be in the new building by January 2019.

This means we're looking at temporary accommodation options in the city centre from October, for around six months. We've got a few options and are just finalising the details over the coming weeks.

We'll need a lot of help end of September and beginning of October for the mini-move. Please do consider keeping some time free to help us at that time.

More details will be shared when we have them.
Invitation to View Clyde Works

This is your chance to have a look around the building. This Thursday (12th July) from 3-5pm.

3 pm - tour of the building
4 pm - strategy planning meeting.

We'll use this time to think about where we'd like the gompa, accommodation, cafe/shop etc. We can then use this to (1) check the Feng Shui as per Rinpoche's advice (2) work with the architect to check it meets all regulations and then (3) submit plans to the council. We would expect some back and forth with the council before they consider approval. Hence our estimate of completion taking another 5 months!

We tried to get an evening slot or a weekend, but it wasn't possible this time - neither the owners nor agent was willing. So we're sorry if you'll be working at this time, but we did try. We've made it as close to the end of the day as possible to help.

Please let us know if you can attend, then we can plan chairs/refreshments etc. You can reply to this email to let us know.

Plenty of buses go from the city centre, we suggest getting a bus to the Domestic Street/Balm Walk stop, just before St Mathews Church (if you're coming from the city) and walking up Shafton Lane. It's then on your left. Clyde Works has "Joe Browns Clothing" sign on the front.

If you have difficulty finding us, please ring the smile phone 07866 760 460.

There's plenty of free car-parking outside the property.

We hope to see you there!

Your Views

We've had a good few months now of consultation with you and other businesses, charities, councillors, and health care workers in the area. There are quite strong opinions on both the benefits of moving to Holbeck and the disadvantages.

A final decision is yet to be made by the trustees on moving to Clyde Works, so there's still time to let us know your views. Thursday will be a chance for you to explore the area and the building, and we'll spend some time thinking about the issues.

However, as we'll be short on time, we are planning a more extensive open forum in September where we can look at the issues in more detail and think of solutions together. It was only 2 years ago we had our last strategic planning day and a lot has moved very fast in that time so another planning day seems appropriate.

As always, please contact Kerry the Director (director@jamyangleeds.co.uk) or any of the trustees (trustees@jamyangleeds.co.uk) if you would like to chat.
