SAAR wants to share the importance of not inserting yourself when representing a buyer in the wiring of funds for closing.  This landmark case shows that in our current environment of fraud agents can inadvertently be liable simply by forwarding an email.
Licensee Liable for Wire Fraud Losses
A Kansas federal court has upheld a jury verdict finding a buyer's rep was 85% responsible for a buyer's losses. The losses occurred when the buyer transferred purchase money to a fake account after the buyer's rep allegedly forwarded email containing fake wiring instructions to the buyer.

Tips for working with your seller clients!


Remember, always make safety your #1 priority! You would never go into a stranger's home, would you?  Your first visit with a seller should be held in a public place, such as Venue8600.

When you’re putting a listing into flexMLS, make sure to avoid the most common violations. We wouldn’t want you getting a fine!

We don’t want to see your listing photos on BadMLSPhotos. To really showcase your seller’s home, may we suggest hiring a professional photographer. Be sure to ask them if they have experience with real estate photography.

Did you know an Arizona Constitutional amendment was passed in 2008 that bans transfer taxes on real estate?  Because of this and the hard work of RAPAC, your sellers will not have to pay a transfer fee when their home sells.  You can use the handy calculator to determine how much money RAPAC saved your clients.

Having a postcard designed? KEEP IT SIMPLE. 

Avoid Clutter At All Costs
If you want to avoid that your postcard will be sent to the circular file, you must avoid clutter! A cluttered postcard is an unread one. Time is at such a premium - especially today - that you must keep your message simple and your design uncluttered.
 
How Many Words? 
Your supporting text should be clear, direct and short. Here's a good rule of thumb: the front of the card should have minimal text and use imagery to entice the viewer to read more on the back. For the back of the card...60 words or less! If you must use more, then you should avoid going over 100 words.

Bullet Points For The Win
Bullet points are great because they'll force you to highlight key points while also visually breaking up the text (60 words or less!). Remember, your viewer's time is precious. You have only a few seconds to drive home your message and generate a lead, so bullet points are a great way for your viewers to process your information quickly!
