Happy October Everyone!

Spent the first part of this month at a realtor conference in Palm Springs to see the latest and greatest and pick up new ideas.  Arrived back in Ottawa just in time for the beautiful colours of autumn - and to find the market still hopping!  Multiple offers are still happening as there is still a shortage of listings available compared to other years, yet still the same number of sales.  Happily we just set up three new listings this week hoping to alleviate it some ;)

Hope you all had a great Thanksgiving weekend with friends or family and you've got your Halloween costume all picked out!

Thanks again to all of you who came to the client appreciation party in September.  It was a lot of fun, and an honour to see everyone.

September 2018 Ottawa Market Report

Another great month for resale of homes in the Ottawa market.  

It's interesting to see the differences this September compared to last September (the 1st two rows in each chart), the 12 month comparison is a better indication of the market.

The 12 month year-over-year also shows the market doing well in both of these categories.  Condos are doing very well in number of sales.  Also up a bit in sale price during the 12 months.  If you click through to the detailed charts, you can see that condo prices have done well every month this year, and that it was last Nov & Dec that dropped the average.

Freeholds are doing well also, particularly in terms of price.

We've included a couple of additional charts this month "Months of Inventory" that show that there are fewer homes available for buyers.  It shows dramatically in the -6.2% drop in freehold sales in September on the Market Report chart, and the Months of Inventory shows how this has been increasing for a while now.  ...read more...

Why Not Control Non-Mortgage Debt?

Croft Axsen recently had to inform a client wanting to buy a $300,000 house that he didn’t qualify, so the client instead decided to buy a $95,000 truck. According to Axsen, it is but one example of how easily credit debt can accrue, and how it’s more detrimental to Canadian households than mortgage debt.

“I get it’s easier for the government to regulate mortgage debt, but I’m not sure they’re doing consumers any favours by saying, ‘We’re going to control whether you can buy a house or not, but we’re not going to control whether or not you can buy a $95,000 truck,” said Axsen, owner of Dominion Lending Centres Jencor Mortgage Corporation.

“Instead of buying an appreciating asset, he buys a truck with a bigger payment. By the time the seven-year loan is over, the truck will be worth virtually nothing.”  ...read more...

Rents 17% Higher Near Light Rail in Dublin

According to research, residential rents are significantly higher for properties close to the light-rail in Dublin.

Daft.ie's research team analyzed the average rental prices for one and two bedroom properties close to (controlling for time, size and type) each of the 125 stops & stations in the Greater Dublin Area for the period between April 2017 and March 2018.

Commenting on the figures, Ronan Lyons,economist at Trinity College Dublin said, “The increase seen in the cross-city Luas stations between Q4 2017 and Q1 2018 is similar to the rest of the city for rents, with both rising on average 3% in the same period. Given the service only started operating at the end of 2017, this shows that when estimating the effect of investments like the cross-city Luas, it is important to factor in anticipation effects, that is, sale or rental prices rising ahead of a new amenity opening up in an area. Based on this data, it appears that the rental market on the Luas green line has now adjusted to the new service.”
