WHAT TO LOOK FOR IN YOUR INVESTMENT PROPERTY

Positively Geared: There are loads of benefits to owning a successful cash positive property, some of which include the positive rental yields and tax benefits on an investment property. Positive gearing occurs when the gross income generated by the investment is less than the cost of owning and managing the investment. The investment generates a positive cash flow before and after taxation is taken into account.

Negatively Geared: Is a form of leveraged investment property in which an investor borrows money to buy a rental, but the income generated by the rental does not cover the interest on the mortgage and holding expenses.

Low Maintenance: A property considered to be a “SET AND FORGET”. This property requires no ongoing maintenance, has excellent appliances including hot water system, oven, cook top, a serviced heater/cooler, functional dishwasher and simply, not much can go wrong with the property. Simple and quality renovations, minimal garden to maintain with a charm all year round, overall this home does not require the tenant to contribute much to maintain the grounds and garden.
Capital Growth: The increase in value of a property or investment over time. Capital growth is measured on the current market value and location of the property/investment. Capital growth is one of the most fundamental requirements of an individual to invest in the property market.

Tax Depreciation: Most people do not claim for property depreciation because either they do not understand that they are entitled to do so or misunderstand how much they are missing out financially by failing to claim. The value of Depreciation in an investment property can be between $1,500 and $15,000 per year based on the age, added improvements and overall property fundamentals. Negotiation: Some of our clients/investors don't always feel comfortable to negotiate a property purchase and have concerns of paying too much or negotiate terms not favorable to their circumstances.
