Three Strategies Investors Can Use To Serve Niche Markets

AMAZON ANNOUNCES HUB IN NASHVILLE - 5000 JOBS
We were extremely excited last week to hear the announcement of Amazon's hub in Nashville, bringing 5,000 well-paying corporate jobs to the downtown Nashville Yards site. This development is over 1,500,000 square feet, and surpasses over $1B (Nashville Yards Website).

On the same day, global accounting firm, Ernst & Young announced the move to downtown as well, bringing 600 high-paying jobs to Nashville

Both of these sites are in close proximity to several Ca South Development projects underway and in the pipeline - we are looking forward to being a part of shaping our ever-growing community.
ULI RELEASES EMERGING TRENDS IN REAL ESTATE 2019
Meg joined Urban Land Institute this past quarter, and attended the Emerging Trends in Real Estate 2019 presentation. This gave a comprehensive overview of the national market, and how this relates to future investment in the South East. Some of the key takeaways that reflect Ca South Development's current investment strategy:
  • Nashville ranked #5 in US Markets to Invest In - Nashville continues to attract capital from all over the world. Outside money is willing to pay higher prices than local capital.
     
  • The volume of capital is not constrained. The key is finding projects that can be executed using that capital.” $266 billion of private investor “dry powder” targeting real estate. 
     
  • Expected Best Bets - “Industrial development. The expansion of e-commerce is far from over, and the need for facilities to accommodate a denser distribution network is acute and will only increase over time. Warehouse/distribution vacancy is at a historic low, as one senior adviser noted in his interview. While ports and hub cities still play key roles, infill opportunities give “last mile” break-bulk sites—even multistory properties—a chance to join the party." 
     
  • The traditional attractions of the suburbs—larger homes, good schools, and lots of green space—have not changed. What is different is that amenities now in demand include access to mass transit and walkable neighborhoods in proximity to shop- ping and entertainment.

NASHVILLE CIVIC DESIGN CENTER - ANNUAL LUNCHEON 
"Nashville Civic Design Center is a nonprofit organization whose mission is to elevate the quality of Nashville's built environment and to promote public participation in the creation of a more beautiful and functional city for all." Meg sits on the Board, and was honored to be a part of the Annual Luncheon with Keynote speaker, Mike Lydon, speaking on "Tactical Urbanism" - essentially, how we can efficiently create spaces in our city to foster walkability, gathering, and a better environment for the community.
