Welcome to the Village Alliance’s winter quarterly report that focuses on the retail environment in Greenwich Village.  Our neighborhood is filled with every type of shop from small mom-and-pops, to local New York City and national retailers. With a population of over 50,000 people and an average median income of $110,000, the area caters to working professionals, college students and everyone in between.  Released four times a year, the report provides a snapshot of the different neighborhoods within our district, highlighting their characteristics as well as recent retail openings and availabilities. 

Spotlight Corridor: St. Marks Place

St. Marks Place, home to New York City’s counterculture art scene, has some of the most unique history and flair in all of Manhattan. Situated as the gateway to the East Village, St. Marks Place spans from 3rd avenue to Avenue A and links the bustling Astor Place to the green oasis of Tompkins Square Park.  This lively stretch is one that every native New Yorker knows, and that every tourist has on their bucket list.  A narrow street lined with historic 1830’s row homes, lively ground floors are filled with  busy Asian food restaurants, tattoo parlors, fitness studios, plus entertainment options like a karaoke bar, video arcade and comic book shop.   It is just a hop, skip, and jump away from some of the country’s leading educational institutions, including NYU, Cooper Union, The New School and St. John’s University.
 
St. Marks Place was the epicenter of hippies in the 1960’s, punks in the 1970’s, and anarchists in the 1980’s.  Many famous New Yorkers were regulars on the street, including Jack Kerouac, Allen Ginsberg, Al Capone, W.H. Auden, and Andy Warhol.   Today this storied street is making way for new commercial development on the corner of St. Marks Place and 3rd Avenue where single-story taxpayer buildings will be replaced by a six-story office tower and a six-story addition is planned for the St. Marks Hotel
 
With rental rates ranging between $80 - $150 per square foot, St. Marks Place combines an affordable price point with a one-of-a-kind personality, trendy shops, and great transportation connections with subway stations by Astor Place. Szechuan Mountain House Steals the Spotlight

Szechuan Mountain House brought its gourmet Chinese cuisine across the East River from Flushing, Queens to St. Marks Place this fall.  Word about the expansion of this widely popular spot has spread rapidly, and lines have been forming to taste this authentic Szechuan cuisine. The restaurant serves classic dishes like mapo tofu and kung pao chicken, as well as house specials like stir-fried chicken gizzards with cattle throat and braised frog in hot chili oil. This location is perfect for large groups, and Szechuan food lovers.
