What's Old is New
The Mennel Milling Company has been operating proudly for over 100 years in Fostoria, Ohio. In 2014, the company purchased property, adjacent to the existing flour mill. D. Ford Mennel, a fifth generation of Mennel family leadership, had a desire to convert the recently acquired building into a functional office space, all the while incorporating authentic architectural elements. Clouse Construction captured Mennel’s vision and undertook the project to create a century old, industrial aesthetic with conveniences needed to run a large, successful company.
Clouse Construction eagerly tackled the project, first stripping decades of remodeling that covered up red brick exterior walls and original wood floors. Ceiling joists, tongue and grove, plank floors, and roof deck, along with riveted connection steel super structure, were also exposed. To remove 100+ years of dirt and paint from the building’s original structure, Clouse employed methods such as Dry Ice, Soda Blasting, ECO Blasting, Corn Cob Blasting, and Walnut Blasting. Once cleaned, the original structure was tuckpointed, the brick and wood was sealed, and structural steel was painted.
Installing partial height, maple plank wainscoting not only married the old and new, but it also discreetly covered installation components needed for wiring, heating, cooling, and technology. A passenger elevator was installed in the location of the original freight elevator, and a gypsum underlayment was utilized to level the uneven and inconsistent wood flooring on both the first and second floors. The industrial look was further enhanced by opening ceilings and exposing many elements including wood floor joist, round duct work, sprinkler lines, conduits, and the underside of floor planking.
A new employee entrance – a modern stair tower, complete with a clear story glass wall - was added to the exterior of the building, completing the “wow” factor to the renovated building.
The use of locally fabricated and manufacturing products was very important to the Mennel Family. Approximately 95% of the work completed was done by Clouse Construction and sub-contracts from either Fostoria or Seneca County. Additionally, products from Roppe Rubber, Seneca Millwork, and numerous other local companies were used in this one-of-a-kind renovation.
