A growing trend with home buyers in 2018 is the desire for outdoor living space. Over 51% of buyers say this is really important in their decision to buy. Creating a great outdoor living area will give a great return on your investment when preparing your home for sale.

Younger buyers in particular are looking for patios and outdoor areas. Outdoor living space increases the functional square footage of a home so is even more important in small homes.  Sliding doors or French doors leading to and providing a view of your outdoor space helps bring the outdoors in, and creates a sense of a larger space.

Home Staging Tip of the Month 

One of the reasons for de-cluttering is that less is more when it comes to home staging. De-cluttering not only helps buyers see the great features of the house, rather that focusing on the sellers belongings, but it helps the space look bigger. The more things in a room, the smaller it will look and feel. Staged homes typically have about 50% of the things that a personally normally lives with.

Interior Design Tip of the Month

As with home staging, less can be more when highlighting art or accessories. Give objects you want to highlight a place of honor, room to breath, space to be noticed. While a layered look filled with objects and color can give a certain look and feel, let your treasures shine and tell their story. You can always store some things and change out what you want to highlight to give diversity to your design.

Color Tip of the Month

Stop worrying about undertones. "Undertones" is a term used incorrectly by many to describe what they subjectively think is a base color of a certain paint. Paint colors can be measured to tell you exactly what hue family they are from. The measurement can give you an idea of how the color may look in different light. The light is boss when it comes to how a color will really look on your wall. A certified color strategist can give you objective information about colors and how they may look based on science, rather than their personal opinion about how the color looks to them.
