Proposed Development in Ward 6

This neighbourhood meeting is your first opportunity to hear about a proposed development from the applicant, learn about the City’s planning approval process and timelines, and ask questions.

Development Details

Innovative Planning Solutions on behalf of Farrage Developments Inc. has requested consideration of a change in zoning for a land assembly of 46, 50, 52 & 56 Patterson Road and Part Lot 30, Plan 959, Part 1 Plan 51R-39651, City of Barrie that would permit a 48-unit block cluster townhouse development.

The proposed zoning change is from Residential Single Detached (R2) to Residential Multiple (RM2) with Special Provisions to allow for:

  • reduced front and rear yard setbacks (5m where required),
  • reduced consolidated amenity space (9.5m2 per unit),
  • increased gross floor area (80.8%),
  • increased density (65 units per hectare)
  • tandem parking.

What to Expect

  • A presentation from the applicant of the development concept.
  • Information about the City's review process and timing.
  • An opportunity to meet the applicant, City staff and ward councillor.
  • An opportunity to ask questions and provide your comments and/or concerns regarding the proposed development.

What not to Expect

  • City staff recommendations on the application or a detailed analysis on the proposal (this will occur later in the review process).
  • A debate on the merits of the proposal between City staff and the applicant.
