MARKET NEWS...


In April, the Nashville Business Journal asked 20 Nashville real estate leaders if they anticipated a "slow-down" in our area real estate market for 2018.  Brokerage company executives and founders like Mark Deustchmann (Village), Steve Fridrich (Fridrich & Clark), Jessica Averbuch (Zeitlin Sotheby's), along with 18 others, shared their foresight and evaluation of market data, all surprisingly leading to very similar conclusions. 

The data shows a slight increase over last year in the number of days a home stays on market before selling.  Most of the executives interviewed do anticipate a natural leveling-off on prices in the next few years, and some believe it has already begun this year.  Yet all 20 of the real estate executives interviewed agree that they do not foresee a  "slow down" or "turn-around" for us on the near horizon.   A leveling-off of prices is good for the market, particularly with the amount of buyer demand and low inventory we have at present.

Nashville was recently touted by Zillow as the No. 8 top housing market for 2018.  Things like a diverse regional economy, business-friendly leadership and favorable taxes (not to mention the 4 seasons that we all enjoy) are just a a few of the factors that make Middle Tennessee a unique and desirable place to live.  The number of people moving to the Nashville area per day is still extremely high, particularly due to more and more jobs being created as businesses continue to flock to Middle Tennessee. For example, just today the Wall Street Journal announced that AllianceBernstein, a firm with 3500 employees globally and managing over $550 Billion in assets, will relocate its headquarters and most of its New York staff to Nashville.   

Although national or international forces can be a risk to the real estate economy anywhere, what transpires on the local level in neighborhoods, towns and cities matters more - and in that regard, Nashville has the makings for a strong market for the foreseeable future.  Best summarized in the words of Mark Deustchmann, CEO of VILLAGE, "Nashville right now, is hot, popular, strong and not showing any signs of slowing down."
