The proposed development is 6 stories high on 4th Street and 7 stories high on 5th Street, reflecting the natural grade of the site. It is approximately 484,000 gross square feet and has an FAR of 4.50. 300 units are planned, along with 277 enclosed parking spaces and 30,000 square feet of retail surrounding the ground floor. The target market will be students. The main housing entrance is in the center along 15th Avenue. Retail is incorporated at the street fronts on all major sides. The building will be constructed of concrete at the retail, the housing lobbies, and the parking. A majority of the housing will be constructed of wood frame construction.
