President's Message

Dear neighbors,

Welcome to summer in Oakbrook. We’re all living versions of our new normal. For some that newness is hardly different from life before mid March, for others it is massively different. Thank you all for your kindness and grace to your neighbors as we all get through this pandemic together.

Your HOA has adapted as well: our summer food trucks event started in late spring in the park space at East Kettle Avenue and South Logan Street with increased frequency compared to previous years. Common area maintenance continues with completion of the Dry Creek and South Logan sign landscaping (7.5 tons of gravel!) and the seasonal resumption of commercial, non-specific, weed spraying along E Philips Avenue and S Pennsylvania Street.

Dumpster Days each quarter continue to be a hit. Mid June’s dumpster filled in record time. While all residents have freedom of choice in choosing a rubbish hauler, the HOA has a preferred rate with Waste Connections (WC)—just call them and ask for the Oakbrook HOA rate. If a total of 150 houses in our HOA sign up at the preferred rate, the HOA gets two free 30 yard dumpsters a year. This offer is a great opportunity to expand our Dumpster Days events at no cost of the HOA. Please consider moving your rubbish and recycling service to WC, or call WC if you are already with them to get the preferred rate.

With the suspension of RTD’s 67 bus service through Oakbrook during the pandemic, the Board has suspended the effort to get RTD Neighborhood EcoPasses.

Pride in Oakbrook Contest

Summer is back, and the sunshine and showers are helping our lawns green up and our flowers bloom. I've already seen several beautiful yards on my regular walks through the neighborhood, so this year's Pride in Oakbrook Contest is sure to have a lot of competition!

The Rules

1. Spruce up your front yard and the front of your house.
2. Scout the neighborhood for beautiful, well-kept home-fronts. 
3. Nominate the neighbors with best curb appeal.

How to Nominate Neighbors

1. Take a digital photo of the yard/house you want to nominate.
2. Note the street address.
3. Send an email to ohoa1980@gmail.com, subject line "Pride in Oakbrook," with the photo and street address.

The Prizes

Winners will be selected from nominations by the Oakbrook HOA board members. All winners will receive a personalized certificate and a check for the following amounts:
  • First Place = $75
  • Second Place = $50
  • Third Place = $25
Your dues payments help make these prizes possible. 

Covenant Corner

Who could have possibly imagined that we would be in Summer, and still so much affected by the COVID-19 situation! I am one that always looks for the silver lining in any situation, and it appears, as I walk or drive around our neighborhood, that many of our homeowners and residents feel the same way.

I see much work being done on our yards, houses and flower gardens being completed! We have had more house painting, remodeling, landscaping and other projects completed this year than in past years! In fact, I did hear a statistic that stated, “50% of homeowners are completing projects this year, that were projects that were either never planned, or were planned for the future.” All these beautiful projects are making us proud of choosing this Oakbrook community as our home!

Thank you for following the rules on these projects! Remember to submit them to the Covenant Committee for review, if the Oakbrook Covenants require such approval for your project. It is generally a very quick process, although the COVID-19 situation has slowed the process somewhat, in some cases. It also is slowed somewhat getting a permit from the city of Littleton, so please plan ahead.  These permits are still required whenever doing projects that deviate from the original approvals for your lot. 

Gratefully, we have had much cooperation from our homeowners and residents in following the Covenants of this Covenant Controlled Community! Thank you! This makes the job of the volunteers who choose to be on our committee much easier, and appreciated. 

If you are new to our Oakbrook, either a new owner or if you chose our community to rent your new home, please get in touch with us to obtain a copy of the covenants. The Covenants are available on our website OakbrookHOA.com, or I will be glad to drop off a copy at your address. Contact me/us at the Covenant Committee email address: Oakbrookcovenants@gmail.com  This is also available to any resident that notices a possible violation. This is a private mail site with only access by the HOA board members. If you see a concern in your neighborhood, please communicate with us at this address.

Treasurer's Update

We are halfway through the year, and so far have had 38% participation in dues payments resulting in $6,000 raised so far this year for activities like Dumpster Days, Food Truck Nights, neighborhood beautification such as weed spraying and sign upkeep, and covenant enforcement which keeps our home values high.

Happy Summer! With the stay-at-home/safer-at-home orders, many homeowners are spending their new found “free time” on repairs and upgrades to their properties. But, what projects have the highest return on investment when the time comes to sell? Here’s a look at the top 5 home improvement projects for resale in 2020 culled from a variety of sources.
 

1. Manufactured Stone Veneer


Curb appeal and first impressions are central to property value. Real stone can be incredibly expensive. But, stone veneer gives the same aesthetically pleasing facade at a fraction of the price. 
 

2. Garage Door Replacement


Experts recommend installing a garage door with windows in the top panel, for added curb appeal. A lifetime warranty and heavy-duty galvanized steel tracks are also must-haves.

Real Time Real Estate Update

Leading up to the pandemic, the housing market was showing incredible resilience and strength in part due to very low mortgage rates, scarcity of affordably priced homes, strong employment, and income growth. But then COVID-19 happened, and life became very different very quickly. Real estate activity in Oakbrook dropped off sharply with only one closed sale between March 6th and June 20th. Market activity is ramping up with 3 pending sales, but the housing forecast is unclear because of wide spread unemployment and concerns of a second wave of COVID-19 infections.

South Suburban Events | July 2020


South Suburban is reopening the majority of its facilities and amenities in July. Please know we are committed to meeting and exceeding all government mandates to minimize the spread of COVID-19 for both participants and staff. Staff screen processes and additional disinfecting measures have been implemented.

Moving forward, we ask that you stay home if you are sick or exhibit symptoms, and follow all safety precautions and requirements. We encourage you to visit ssprd.org for the most up-to-date schedules, programs and class offerings. Thank you for allowing us to be part of your community and we look forward to seeing you soon.
 

All Four Outdoor Pools Open July 1


All four outdoor South Suburban pools will be open July 1 on a reservation basis only. Franklin, Harlow and Holly pools were completely rebuilt this year and will feature new and improved amenities, including water slides, wading pools and shade structures. Cook Creek Pool has been open since June 15. Click here to reserve your spot!
 

Welcome Back to the Rec Centers


All four of our recreation centers (Buck, Goodson, Lone Tree and Sheridan) are excited to welcome you back! They are open now for general workouts, aquatics offerings and drop-in group fitness classes. Reservations must be made in advance to use the facilities here.

Monthly and annual passes were activated June 15. All other passes (SilverSneakers, RenewActive, Silver&Fit) and punches are immediately available for use, including daily admission punches. Passes and punches are non-refundable. Monthly passes were paused upon facility closures and annual passes will be extended the same number of days facilities were closed.
 

Sign Up for Youth and Adult Sports Leagues!


Looking to get back on the field? South Suburban's youth and adult leagues are in full swing in July. Sign up for our softball, lacrosse, soccer or volleyball leagues.
 

Summer Camps


Our licensed day camps are open for registration and there is something for everyone! Play your way at Adventure Day Camp at Family Sports Center, Club Goodson, Club Lone Tree, and Camp X-plosion at Goodson and Lone Tree rec center. Learn more about detailed program registration and safety guidelines.
 

Free At-Home Fitness Classes


Our fitness staff has compiled a few of our favorite classes that you can do at home with just a few modifications. Select the class, or classes you want to take and complete all the information to participate. These classes are free and will not require any fee or admission class punch. Happy exercising!

Oakbrook HOA Board Elections Coming Soon


In a few short months, it'll be time for Oakbrook HOA's Annual Meeting. This year, we have three HOA board positions coming open. Please consider nominating yourself or a neighbor. Being on the board makes a big difference to your neighbors and your neighborhood, and it doesn't take much of a time commitment. There are monthly hour-long meetings which have recently taken place via video conference due to the pandemic.

If you're interested, feel free to reach out to your current HOA board members to ask questions or review the responsibilities for each board position on our website.
