Movie Night!

That zany roof top group won't slow down! There's another exciting evening ahead with WINE, with BEER, with POPCORN, with TREATS, with BOB in short pants, and with JUMANJI playing under the stars just among friends. Plus Bob always finds some thought provoking mini films you probably will never see anywhere else.

Our first two events had perfect weather, happy people, fun neighbors, a few weirdo family members, and we'd love to have you get out of your Archie Bunker chair and join the fun. It'll be Saturday the 24th beginning around 7:30 pm. Bring a donation to keep the social committee ever more sociable and to help rent the disco ball. (That's a joke, cranksters. There's no disco ball ... yet).


 


Joe!

I'm delighted the hiring committee was able to find Joe Schmidt and get him started as our new building manager. We're getting him set up and trained and are optimistic we will have an experienced leader helping move the building forward. Joe brings previous property management experience along with his career as a military veteran.

He will be working fewer hours in our office, but having greater responsibility for the overall completion of projects. We will post his hours soon. Make sure you are using the communication protocols we've built including email, voicemails, and work-orders on the website. And yes, a plain ole note in the slot on the office door still works.







Package Closet!


Hey, we don't deliver packages that Amazon dumps in the lobby. Go get them out of the package closet on the first floor near the elevator. Plenty of times your stuff just sits there sad and lonely in the dark.
 




The Budget

We're turning the corner and are showing positive cash flow. We have a long way to go in our recovery, but things are looking up. We received our annual audit from the accountant and it's posted along with the monthly financials on our website HERE.

Finance Sub-Committee Meetings and Budget Planning will be October 3rd at 7:30 pm and October 5th at 10 am. We would love for everybody to attend at least one of these meetings to help us plan the future of the Lanai.








Sprucing Up


We're working on many projects around the building to clean the place up including new elevator flooring, discarding old furniture, resetting the wall bumpers, cleaning and rehanging the drapes on the 12th floor, carpet cleaning, and soon we'll even clean the garage. We'll be so pretty.

I'll keep you posted on the garage dates, but along those lines, if this piece of plywood and screen door is yours, it needs to be gone. We've called the most likely suspects and all deny they own it, so it's going in the trash unless you move it from the garage.

Green Thumbs / Give Away Table / Rooftop Reports

 
  • Planning for fall planting is underway. If you have any favorite bulbs you'd like to see stuck in the ground, chat with Kate: kslandis@msn.com
  • The Give-Away Table has six volunteers to help keep it from getting stupid. Be a part of the solution and make sure trash ends up in the dumpster and your old diamond tiaras end up on the give-away table.
  • The Rooftop Gurus are planning at least two or more exciting events this year. (See above under "Bob in short pants".)






Laundry


Unfortunately, I could put a note in every newsletter about the laundry. We can do this people! We have asked the janitorial crew to keep our laundry facilities clean, but they have a hard time staying ahead of our gross-ness. PLEASE don't put disgusting stuff into the washing machines. Washing your pet's bedding is not allowed. Lenny will be putting in cleaning tablets into the machines on a regular basis but it won't help if you don't clean up after yourself too.





Umbellas

If you're near the pool and see the umbrellas are up, please take a moment to put them down. The winds have destroyed two of them this summer. They don't have the magic of Mary Poppins sadly. If you use the pool, please make sure to put the umbrellas down after using them.


 


Pop Machine

The LaCroix Lemon is a hit and it's been restocked. The orange pop is lagging behind in sales, so we'll probably be replacing it next with something more interesting. Maybe Coors? What would you like to see in the pop machine?






Work Orders

We're old and tired. We can't keep track of everything you think needs fixed. We don't just "notice things." If something is driving you nuts, please fill out a work order online, or write it down on a piece of scrap paper and drop it through the office door. If I tell you I'll take care of something and I don't write it down, like all of the previous managers in the building, I will have forgotten it in ten minutes.

Please write down what you want improved and we'll see if we can make it happen. We will make a great effort to keep you updated on the progress of our building. Some stuff we can do now, some stuff will be done in 2037.






Construction Dumpsters

The board approved a $15 per week fee to place construction dumpsters on the property. You must get approval from the office as to where you can locate those dumpsters. Make sure your contractors know how to dispose of garbage created during construction and remember you cannot use the Association dumpsters in the garage.

 



BBQ Rules

The grill are a success! Make sure you've been trained on how to use them and have signed the safety agreement. You may not use the grills until you've been through training.





Parking Rules

We don't wanna ... but we can, we do, we will, and we have towed cars out of the lot. Don't park in any space other than your own. Don't allow contractors to park in the lot without prior approval from the office. Don't park anything other than a car, truck, or motorcycle. Don't use the guest spaces if you're a resident. Don't let your boyfriend or girlfriend use the guest spaces more than three days a month. If you have out of town visitors who will be here a longer period, make arrangements with the office. You live in an urban area, people are serious about parking rules. It's the number one thing I get in emails and texts and phone calls. Don't play chicken with Wyatt's Towing, they'll win.
