Community Residents -

This is an update on 1) the investigations regarding the two recent incidents in the Community a couple of weeks ago and 2) actions that are being initiated by the Community Safety and Visitor Access Committee (CSVAC) and the Board that is focused on improving resident and visitor access control and safety.

Update on Home Invasion/Home Break-In
Yesterday our Community Manager met with a PWC Police Officer and provided him with the surveillance video footage associated with both events.  The Officer was unable to offer any comments regarding the ongoing investigations.  However, he did indicate that they are investigating several leads and will inform our Community Office when any information is made available to the public.

LMROA Initiatives
  • Police Patrols - The Community has added four additional police patrols to the current schedule bringing the off-duty patrols up to 12 per month.
  • Internal Meeting - LMROA Board Representative and Chair, CSVAC hosted an open discussion with LMA and SOS Security, our Gate Contractor, and our Community Manager to discuss ideas that would improve resident and visitor access control measures to the Community.  There were good ideas put forward and there are plans to continue our discussions in an effort to learn of other considerations that might assist our Community efforts.
  • External Meeting – Our Community Manager is in the process of contacting Managers from neighboring gated communities (Dunbarton, Heritage Hunt, Dominion Valley, Regency, River Creek, and Piedmont) inviting them to a future meeting hosted by LMROA to exchange ideas and consider some of their best procedures that would improve our on-going access control and safety efforts.
  • Gate Attendants at Community Entrances – Despite the daily coordination with our Security Contractor a more concerted effort is underway to ensure Gate Attendants are being effective at their job.  Our CSVAC is working closely with our Contractor to place renewed emphasis to more effectively implement the procedures as outlined in our Community Post Orders.  A new more focused check-list will be developed that will be used by the Committee and others when conducting random gate attendant visits.  These visits are being designed to ensure Gate Attendants are knowledgeable of their responsibilities and how they would handle specific situations.  It will also assist the Community to identify those Gate Attendants that are not effective in their job.
  • Equipment Repairs – The Community is coordinating with Gate Logic, our Gate Contractor, to purchase and store additional gate components – spares - specific to our Community gates that will decrease the “down time” of our gates when they are non-operational.  Currently when some of our gates become non-operational our Gate Contractor has to order gate components before gates can be repaired.  Additionally, we will explore the current video surveillance capability with the Community and discuss the idea of increasing that capability and the advantage if any it would provide.
  • Annual Meeting in September – Our Community Manager contacted the Prince William County Police Liaison and invited him to meet with our CSVAC and attend the Community’s Annual Meeting in September to discuss improving access control and safety measures in the Community.
  • Construction Entrance at Basheer and Edgemoore Construction Site – Our Community point of contact at the Basheer & Edgemoore Construction Site has been contacted and asked to inform their vendors to begin using the Baltusrol Gate Entrance for entry to the Community unless there is a delivery with a large vehicle in which case they would use the construction entrance.  Additionally, the Site Superintendent has been asked to keep the construction entrance always secure particularly after deliveries and not leave it open during the day or night. We have been informed that they should be following this new protocol by the week of August 26th.
We will continue to provide the Community with periodic updates of those ongoing investigations as well as updates on the Community’s actions to improve resident and visitor access control and safety in our Community.  Any comments and or suggestions from our residents are welcome and should be sent to the Community Manager.  Thank you.

Regards,
LMROA Board
